RTC Cross Roads Residential Project Raises Compliance Concerns
A premium residential project being marketed at RTC Cross Roads has drawn attention over its ongoing pre-launch promotions and Expression of Interest (EOI) campaigns amid the absence of visible approval and registration details in publicly circulated advertisements.
Developed by Hyderabad-based developer ASBL, the project is being positioned as a gated high-rise development comprising three towers rising up to 50 floors across eight acres. The project offers premium 3 BHK and 4 BHK residences ranging from 1,970 sq ft to 3,010 sq ft.
Marketing material shows the project being promoted with launch-linked pricing between ₹8,799 and ₹9,299 per sq ft, “No Pre-EMI” offers, claimed savings of ₹20–25 lakh, and early buyer EOI options. The campaign also highlights lifestyle-led features including views of Hussain Sagar, 86,000 sq ft of indoor amenities, a large swimming pool, gymnasium, sports courts, children’s play zones, a 0.75-acre central park, and private foyer access.
However, the advertisements reviewed do not prominently display statutory disclosures, project approvals, or registration references typically expected in formal real estate promotions. Under the Real Estate (Regulation and Development) Act, 2016, projects cannot be marketed, sold, booked, or monetized without prior registration and statutory clearances. The Telangana Real Estate Regulatory Authority has also clarified that projects cannot be promoted under alternative commercial terms such as “pre-launch,” “Expression of Interest,” or investment offers to bypass compliance requirements.
The launch also comes amid recent issues faced by ASBL, including buyer complaints related to alleged seepage, leakages, water supply concerns, and maintenance disputes in earlier projects. In another development, residents had also raised concerns over construction-related dust and noise, bringing additional attention to execution standards and post-handover project management.
The project reflects growing demand for high-rise luxury developments in central Hyderabad, while also highlighting increasing scrutiny around compliance, transparency, and launch-stage marketing practices.
