Signature Global, a prominent name in the real estate sector, is gearing up for one of its most ambitious launch cycles to date. The company, helmed by Chairman Pradeep Aggarwal, plans to roll out nearly 8 million square feet (msf) of new residential projects in Gurugram by the end of the current financial year (FY26). The combined gross development value (GDV) of these projects is estimated between Rs 13,000 crore and Rs 14,000 crore.

Aggarwal announced that the company will launch 3.5 to 4 million square feet (msf) in Sector 37D in the current quarter, with a GDV of Rs 6,000 to Rs 7,000 crore. Another project in Sector 71 is slated for launch in Q4 FY26, bringing the total planned development volume for the year to 8 msf. “We had promised to launch projects worth Rs 17,000 crore, out of which projects worth around Rs 4,000 crore have already been launched. The remaining Rs 14,000 crore projects will be launched by the end of FY26,” Aggarwal said.

The company is not only focusing on Gurugram but is also open to venturing into the Noida and Greater Noida markets. Aggarwal mentioned that Signature Global is actively seeking appropriate opportunities in these areas to expand its footprint. This strategic move is aimed at capturing the growing demand in these regions, which have seen significant development and infrastructure improvements.

Signature Global has a strong land position, with all current land parcels fully paid up. This strengthens the company's cash flow visibility and reduces project risk. Aggarwal stated that the company has the potential to launch around 25 million square feet of projects in the coming years and has a strong launch pipeline of at least 2.5 years. The company is continuously purchasing land parcels in Gurugram and is also evaluating opportunities in Noida and Greater Noida.

Most of the upcoming launches will be positioned in the premium and mid-housing categories, with ticket sizes ranging between Rs 2 crore and Rs 4 crore. This strategy reflects the rising end-user demand and price appreciation across Gurugram’s residential micro-markets. Aggarwal also revealed that the company intends to pass on GST benefits to homebuyers in the upcoming launches, a move that could support absorption amid elevated pricing levels.

The company has already recorded Rs 4,600 crore in pre-sales and expects to surpass Rs 8,000 crore in pre-sales this fiscal year, driven by sustained demand in the premium and mid-income housing segments. In Q1 FY26, Signature Global launched its premium residential project 'Cloverdale', which contributed significantly to the improved sales trajectory.

In September 2023, Signature Global launched its maiden public offer to raise Rs 730 crore. Despite posting a consolidated net loss of Rs 46.86 crore in Q2 FY26, the firm reported a total income of Rs 1,270.86 crore in H1 FY26, up from Rs 1,205.40 crore in H1 FY25. These financial results indicate the company's robust performance and its commitment to delivering high-quality projects to its customers.
