Sunaina Roshan Expands Family's Real Estate Empire with Strategic Andheri East Purchases
Bollywood film producer Sunaina Rakesh Roshan has made significant investments in the real estate market of Andheri East, Mumbai. According to property registration documents reviewed by real estate marketplace squareyards.com on the website of the Inspector General of Registration (IGR), Sunaina Roshan has purchased two commercial units for a total of Rs. 6.42 crore. Both transactions were registered in November 2025 and took place within the same building, Vaidya West World One Aeropolis. Sunaina Roshan, the elder daughter of filmmaker Rakesh Roshan and sister of actor Hrithik Roshan, is known for maintaining a low profile while contributing meaningfully to her family’s legacy.
Andheri East, one of Mumbai’s most prominent commercial and residential hubs, enjoys excellent connectivity through the Western Express Highway, JVLR, Andheri railway station, and the Mumbai Metro. This connectivity offers seamless access to key business districts such as BKC, Powai, Goregaon, and Vile Parle. The locality hosts a dense cluster of corporate parks, IT hubs, five-star hotels, and industrial estates, making it a preferred destination for professionals and enterprises alike. With major developments such as the Sahar Elevated Road, proximity to Mumbai International Airport, and access to retail and lifestyle centres like Phoenix Marketcity and Andheri Kurla Road’s commercial belt, Andheri East continues to evolve into a high-growth urban corridor, combining connectivity, business convenience, and modern liveability.

In the same building, Sunaina Roshan’s father, Rakesh Roshan, along with her mother, Pramila Rakesh Roshan (Pinkie Roshan), also purchased five commercial units worth Rs. 19.68 crore, registered in November 2025.
Sunaina Rakesh Roshan's recent buys, along with the earlier purchases made by her parents in the same project, underline the Roshan family's increasing investment footprint in Mumbai's commercial real estate market. As Andheri East continues to consolidate its status as a very attractive business hub with easy access and good infrastructure, Vaidya West World One Aeropolis becomes a very prudent and propitious choice for creating value over the long term.
The Roshan family's strategic investments in Andheri East not only reflect their confidence in the area's growth potential but also highlight their commitment to diversifying their portfolio in a market that is poised for significant development. With the ongoing improvements in infrastructure and the increasing demand for commercial spaces, the Roshan family's investments are likely to yield substantial returns in the coming years.
