Telangana RERA Imposes Penalties on Non-Compliant Real Estate Projects
The Telangana Real Estate Regulatory Authority (TG RERA) has recently imposed penalties and issued directives against several real estate projects in Hyderabad for violations of the Real Estate (Regulation & Development) Act, 2016. This move underscores the authority's commitment to ensuring transparency and accountability in the real estate sector.
In a significant order, the chairman of TG RERA, N Satyanarayana, imposed a penalty of Rs 1,08,800 on respondents Devas Infra Ventures (Ameerpet) and Bhuvanteza Infra projects (Banjara Hills). The penalty was levied for carrying out real estate transactions in violation of the Act. The RERA order also directed the respondents to refund the entire amount received from the complainant, Mercy Thankachan, from Drew Drops Colony, Secunderabad, with interest of 11 percent per annum.
In another case, RERA directed respondents Chilkamari Sateesh, Badralolu Madhusudhan Reddy, Rudraram Kiran Goud, HMDA, and the District Registrar and Joint Sub Registrar to upload details of pending litigation (O.S. No. 114 of 2024) on its web page. TG RERA, responding to a complaint by Anuj Raj from Shiv Bagh, Ameerpet, further instructed them to notify all allottees, through individual written communication, of the pendency of this litigation.
In a third instance, TG RERA directed respondents to apply interim orders to all the complaints of Shrivari’s Brundavan Owners Association, Langer Houze, Golconda. The association had approached RERA against the respondents for failing to complete the project on time.
In the fourth order, RERA, which was approached by 28 individual complainants, owners of Waterfront villas on Patelguda road, Patancheru, directed respondents GT Infra Projects Pvt Ltd and Devansh Infra Pvt Ltd of Banjara Hills to complete all pending works on schedule.
These actions by TG RERA highlight the authority's dedication to protecting the interests of homebuyers and ensuring that developers adhere to the regulations set forth by the Real Estate (Regulation & Development) Act, 2016. The authority's proactive stance is expected to foster a more transparent and trustworthy real estate market in Hyderabad and the broader Telangana region.
The Real Estate (Regulation & Development) Act, 2016, was introduced to promote transparency, accountability, and efficiency in the real estate sector. It mandates the registration of real estate projects and the establishment of a regulatory authority to oversee compliance. TG RERA's recent actions are a testament to the effectiveness of this legislation in safeguarding the rights of consumers and maintaining the integrity of the real estate market.
