TGRERA Mandates Aliens Developers to Hand Over Tellapur Project Flats in 10 Days
Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) has issued an order to Aliens Developers Pvt. Ltd., directing the real estate firm to expedite the completion of its Aliens Space Station-4 project at Tellapur and hand over the flats to buyers.
The order came following a complaint filed by Upendra Deep of Chandanagar, who had booked flat number 2222 in the project for Rs 93.18 lakh and paid an advance of Rs 19.11 lakh. Despite repeated requests, the company had not entered into a sale agreement with him, as per the complaint.
In response, Aliens Developers argued that the project had started before the RERA Act came into force and was delayed due to unavoidable global circumstances. However, after hearing both sides, TGRERA instructed the company to sign the sale agreement with the complainant at the originally agreed price within ten days.
The decision by TGRERA underscores the authority's commitment to protecting the rights of homebuyers and ensuring that real estate developers adhere to their commitments. This move is expected to set a precedent for other real estate projects in the region, reinforcing the importance of transparency and accountability in the real estate sector.
The Telangana Real Estate Regulatory Authority (TGRERA) plays a crucial role in regulating the real estate market in the state. Established under the Real Estate (Regulation and Development) Act, 2016, TGRERA aims to promote a transparent, fair, and accountable real estate market, ensuring the interests of both buyers and developers are protected.
For homebuyers like Upendra Deep, this order from TGRERA brings much-needed relief and reassurance. It highlights the authority's proactive approach in addressing the concerns of consumers and ensuring that developers fulfill their obligations. The decision is likely to boost confidence in the real estate market, encouraging more people to invest in property without fear of delays or non-delivery.
While the project faced delays due to various factors, including global circumstances, the decision by TGRERA ensures that the rights of homebuyers are upheld. This case serves as a reminder to real estate developers to adhere to their commitments and maintain transparency in their dealings with customers.
