Tribeca Developers Launches Tribeca Estates: A Premium Plotted Development in the Mumbai-Pune Corridor
India's licensed partner of the Trump Organization and a prominent player in the luxury residential market, Tribeca Developers, has announced the launch of Tribeca Estates, a new business vertical focusing on premium plotted developments, branded villas, and real estate formats driven by the hospitality sector.
The firm has stated that five deals covering more than 300 acres along the Mumbai–Pune corridor are currently under negotiation. This move marks a significant expansion into India's rapidly growing plotted-development market. Tribeca Estates will diversify Tribeca Developers' portfolio beyond luxury high-rise towers into land-led large-format communities, a segment that is one of the fastest-growing in India's residential market. The new vertical will retain land ownership while incorporating design innovation, lifestyle amenities, and strategic hospitality partnerships to meet the increasing demand for low-density residential housing with flexible living options.
In an official statement, the company said, “With five deals already under negotiation covering more than 300 acres across the Mumbai-Pune corridor, Tribeca Estates is gearing up for a strong market debut.”
Tribeca Estates aims to revolutionize the plotted development sector by infusing the brand's signature design ethos, which has been instrumental in creating some of the most iconic branded residences in India. Instead of traditional, haphazardly plotted layouts, the new vertical will focus on master-planned communities featuring tree-lined avenues, controlled architectural guidelines, curated amenities, and collaborations with global hospitality brands.
Kalpesh Mehta, Founder of Tribeca, emphasized that the new business addresses a long-standing gap in India’s land-led housing segment. “Land is the most permanent asset a family can own – and yet, the plotted space has lacked imagination and trust. With Tribeca Estates, we are bringing the same level of design innovation, execution quality, and credibility that defined our trophy residential portfolio into a segment that has long been underserved. We’re not just selling plots. We’re enabling people to build a legacy.”
The residential market for plotted developments in India has seen a significant surge in demand, driven by changes in lifestyle post-pandemic and the desire for spacious, tailor-made homes. According to industry sources, 62% of urban homebuyers now prioritize large open spaces, while 48% prefer low-density formats as their primary decision-making factor.
Dharam Mehta, Managing Partner at Tribeca Estates, sees a transformative opportunity in the market. “There is a massive demand for trusted, design-forward land development in India. Our goal is to elevate the category by offering beautifully planned communities that combine the flexibility of land ownership with the aesthetic and service standards of luxury real estate.”
Tribeca Developers manages a project portfolio of 13 projects spanning 14 million sq ft with a combined valuation of over ₹16,000 crore. The company has announced ambitious growth plans, targeting sales of ₹2,000 crore in FY 2025 and ₹3,500 crore in FY 2026.
Tribeca Developers has been a key player in major milestones, including the creation of the world's largest rooftop terrace (close to 3 acres) and the launch of the branded residences segment in India. Additionally, it is the largest developer of Trump-branded properties globally, excluding the Trump Organization itself.
