Ujjain Surpasses Bhopal in Real Estate Projects: MPRERA Report
Raipur: In what could be a sign of deepening urbanization in Madhya Pradesh or a continuation of government favoritism, several major realty projects in the state are shifting from the capital city, Bhopal, to the Chief Minister's native turf, Ujjain.
The number of realty projects in Ujjain has doubled in the past two years, with the holy city registering more building projects than Bhopal in 2024-25. From 2000-21, the state's industrial capital, Indore, remained the leading city for real estate project registrations, while Bhopal trailed at second place. However, the trend seems to be changing, with Ujjain now at the second position in terms of the number of real estate projects in 2024-25.
Indore continued to lead, but Bhopal slipped to third. The curious shifting of places has been revealed in a report by the MP Real Estate Regulatory Authority (MPRERA), a copy of which is with TOI. Weighing in on the report, builders said all major realty projects were moving to Ujjain as Chief Minister Mohan Yadav is from the city. Manoj Meek, president of CREDAI Bhopal, said the reason why new real estate projects are not coming to Bhopal is that the city hasn't yet updated its master plan for the last 20 years.
It is a 'planned' bid to stifle the state capital's development, Meek said, adding that the second reason why builders in Bhopal are not registering projects in the city is the increasing challenges they face in registering their properties with RERA.
According to the report, there were at least 22 districts in MP where real estate projects were registered in single digits in 2024-25. As per the state's real estate regulatory authority, from 2020-21 till 2023-24, the number of real estate projects in Bhopal was about double that of Ujjain. However, in 2024-25, Ujjain surpassed Bhopal in the registration of residential projects, signaling a marked shift.
The 22 districts of MP, where the registration of projects was less than 10, include Harda (9), Shajapur (9), Rajgarh (8), Damoh (7), Narsinghpur (7), Katni (6), Raisen (6), Gwalior (5), Burhanpur (4), Betul (4), Guna (4), Shivpuri (3), Chhatarpur (3), Agar Malwa (2), Tikamgarh (2), Vidisha (2), Mandla (2), Dindori (1), Rewa (1), Pandhurna (1), Bhind (1), and Panna (1).
Ujjain Simhastha 2028 and the city being the CM's hometown were cited by builders as the two reasons why the holy city boasts more real estate projects than Bhopal in 2024-25. Congress veteran and former chief minister Kamal Nath's native Chhindwara had witnessed a similar realty boom during the previous Congress rule. Vidisha also saw rapid urban development during the tenure of former CM and current Union Agriculture Minister Shivraj Singh Chouhan and previous BJP governments.
