Uttar Pradesh's real estate market showed an encouraging performance in the year 2025, with a 19% increase in the registration of projects and a 53.5% increase in capital investment compared to the previous year. This significant growth, as reported by the Uttar Pradesh Real Estate Regulatory Authority (UP RERA), highlights the state's growing appeal to both investors and homebuyers.
According to the report, a total of 308 real estate projects were registered in Uttar Pradesh in 2025, up from 259 in 2024, representing an increase of 49 projects. The capital investments in these registered projects rose to ₹68,328 crore in 2025, from ₹44,526 crore in 2024.
Noida Leads in Registrations, Units, and Investments
Noida emerged as the leader with 69 projects in 2025, accounting for 37,199 approved residential and commercial units. The investment value was also the highest in Noida, at ₹37,161 crore, solidifying its position as a key player in Uttar Pradesh's real estate market. Lucknow followed closely with 67 projects, comprising 13,668 approved units, and Ghaziabad with 29 projects and 10,747 units. In terms of investment, Ghaziabad stood second with ₹12,750 crore, followed by Lucknow at ₹9,398 crore.
Approved Units Increase by 22.5% in 2025
The number of approved residential and commercial units in the state increased from 69,365 units in 2024 to 84,976 units in 2025, marking a 22.5% increase or an addition of 15,611 units in just one year. Of these, 62,672 units were residential (apartments, plots, and villas), while 22,304 units were commercial (shops, studios, and other commercial premises).
Infrastructure Development Fuels Real Estate Growth
Large-scale infrastructure projects, including expressways, MRT projects, industrial corridors, Smart Cities, and urban renewal initiatives, have played a crucial role in driving real estate development. These projects have improved connectivity and livability, making both established and emerging urban centers more attractive to investors.
Expansion Beyond NCR Districts
While NCR districts continue to dominate, there is a growing trend of project registrations in non-NCR districts. In 2024, 89 projects were registered in the NCR region, compared to 170 in non-NCR districts. In 2025, the numbers shifted to 122 projects in NCR districts and 186 in non-NCR districts. This shift reflects the government's efforts to develop infrastructure in Tier-2 cities and emerging urban centers.
Regional Growth in Western, Central, and Eastern UP
Western UP saw a significant increase in project registrations, with 175 projects in 2025, valued at ₹55,620.43 crore and consisting of 60,214 units. Noida, Ghaziabad, and Agra were the top districts in terms of investment. Central UP also experienced growth, with 104 projects approved and an investment of ₹11,270.42 crore, creating 21,646 units. Lucknow, Jhansi, and Kanpur Nagar were key contributors. Eastern UP saw 29 projects, with an overall investment of ₹1,436.86 crore, involving 3,116 units. Varanasi, Gorakhpur, and Ayodhya were the top cities in terms of investment.
Increased Activity in Religious Cities
Religious and pilgrimage centers like Ayodhya, Mathura, Varanasi, and Prayagraj saw a rise in real estate activity. Ayodhya registered five projects, Mathura 23, Varanasi nine, and Prayagraj seven. This growth is attributed to increased economic activity from tourism and improved infrastructure.
Transparency and Accountability
The performance of UP RERA in 2025 reflects a transparent, accountable, and consumer-friendly regulatory framework. The increased number of project registrations and investment inflows indicates a growing trust in the market's stability and demand. The focus on transparency and accountability has brought a positive impact, ensuring that developers operate in a more organized manner and that buyers benefit from a disciplined real estate market.
In conclusion, Uttar Pradesh's real estate market is gradually becoming more credible and attractive to investors, providing a stable base for sustainable urban expansion. The diversification of project activity and the focus on transparency are crucial factors contributing to the sector's growth and resilience.
