Welspun One Invests ₹550 Crore to Develop Grade-A Logistics Park in Pune’s Talegaon
Welspun One, a leading warehousing and industrial real estate platform, has announced a significant investment of ₹550 crore to develop a grade-A logistics park in Pune. The company has been allotted a 46-acre land parcel in the Maharashtra Industrial Development Corporation (MIDC)-notified area of Talegaon, Phase IV.
The logistics park will cover an area of 1.2 million square feet (msf) and is designed to meet the operational needs of various high-demand sectors, including third-party logistics (3PL), e-commerce, fast-moving consumer goods (FMCG), automotive, engineering, auto ancillary, and manufacturing industries. The master plan includes four buildings ranging from 1 lakh square feet to 3.5 lakh square feet.
The strategic location of the site in the Talegaon–Chakan belt makes it one of India’s most sought-after industrial and warehousing micro-markets. This area is driven by occupier demand from warehousing and industrial users seeking proximity, scalability, and compliance-led infrastructure. The site offers 375 meters of frontage along a proposed 45-meter-wide MIDC arterial road and benefits from three-side access roads within the MIDC layout, enhancing internal mobility and routing flexibility.
The logistics park is conveniently situated, being just 10 km from the upcoming Pune Ring Road and 11 km from the Mumbai-Pune Expressway. This connectivity provides easy access to key cities like Pune, Mumbai, Nashik, and western Maharashtra. Additionally, the site is connected to the Talegaon manufacturing zone, making it an ideal location for manufacturers and suppliers looking to support just-in-time (JIT) operations and near-plant inventory.
Pune has seen a notable increase in warehouse leasing activity, recording about 7.4 msf in 2025 year-to-date, compared to 6.8 msf for the same period last year, marking a 10% growth. The Talegaon–Chakan belt alone accounted for nearly 70% of this activity, highlighting its growing importance as a preferred warehousing destination.
