Welspun One Invests Rs 550 Crore to Develop Logistics Park in Pune's Talegaon
Welspun One, a prominent player in warehousing and industrial real estate, has secured a 46-acre land parcel in Pune’s Talegaon to develop a 1.2-million-square-foot logistics park. The project, which will see an investment of Rs 550 crore, marks the company’s continued expansion across India’s key logistics corridors.
The Maharashtra Industrial Development Corporation (MIDC), the state government’s nodal agency for industrial infrastructure, has allotted the land through a 95-year lease agreement. The master plan for the logistics park includes four planned buildings ranging from 1 lakh sq ft to 3.5 lakh sq ft, designed to cater to both high-throughput logistics players and industrial users with large-format space requirements.
The logistics park will serve occupiers from high-growth sectors such as third-party logistics (3PL), e-commerce, fast-moving consumer goods (FMCG), automotive, engineering, and manufacturing. This strategic location in the Talegaon-Chakan belt offers direct, multi-directional connectivity to Pune, Mumbai, Nashik, and western Maharashtra, making it a high-access location with robust transport infrastructure.

The land parcel in the Talegaon-Chakan belt is earmarked for developing a Grade-A first-mile logistics asset. Anshul Singhal, MD of Welspun One, highlighted the region’s strong fundamentals: “Talegaon-Chakan stands out for its thriving manufacturing clusters, a ready labor force, and rising occupier demand. As a first-mile asset, this park will be a high-throughput, high-compliance facility enabling efficient regional distribution.”
Industry data shows that Pune recorded over 7.4 million sq ft of warehouse leasing in 2025, a 10% year-on-year growth from 6.8 million sq ft. The Talegaon-Chakan belt alone accounted for nearly 70% of this activity, underscoring its growing importance in the logistics sector.
Welspun One has a robust development pipeline of over 19 million sq ft and Rs 10,000 crore in assets under management. The Talegaon deal is part of the company’s ongoing expansion in core logistics regions. In August, it concluded transactions in Bengaluru’s Hoskote and Devanahalli and forged its second strategic partnership with The World Trade Center for the Navi Mumbai Nhava Sheva and Thane projects, further cementing its pan-India presence.
