Welspun One to Invest ₹550 Crore in 1.2 Million Sq Ft Logistics Park in Pune
Welspun One, a leading warehousing and industrial real estate platform, has announced a significant investment of ₹550 crore to develop a 1.2 million sq ft Grade A logistics park in Pune. The company has been allotted a 46-acre MIDC-notified land parcel, marking its debut in the city. The land is strategically located in Talegaon MIDC Phase IV, a prime location for logistics and manufacturing activities.
The logistics park is designed to serve as a first-mile asset, connecting factories to fulfillment and distribution networks. The site is conveniently located close to the upcoming Pune Ring Road (10 km), the Mumbai-Pune Expressway (11 km), and the Talegaon manufacturing zone. This strategic positioning is expected to enhance the park's operational efficiency and accessibility.
Balkrishan Goenka, the chairman of the Welspun Group, highlighted the company's commitment to building critical infrastructure for India's manufacturing and consumption economy. 'Our expansion across major logistics hubs reflects our dedication to supporting the growth of India's industrial and economic landscape,' he said.
Managing Director Anshul Singhal emphasized the strong fundamentals of the Talegaon–Chakan cluster, including robust manufacturing ecosystems, skilled labor availability, and upcoming transport infrastructure. 'The Talegaon–Chakan region stands out for its strategic advantages, making it an ideal location for our new logistics park,' he added.
This acquisition is part of a series of major moves by Welspun One. Earlier this year, the company secured significant land parcels in Hoskote and Devanahalli in Bengaluru, and formed a strategic partnership with the World Trade Centre for projects in Nhava Sheva and Thane. With a development pipeline of around 19 million sq. ft. and ₹10,000 crore in assets under management, Welspun One continues to deepen its presence across India's key logistics corridors.
Pune has seen a robust demand for warehouse space, with approximately 7.4 million sq ft of warehouse leasing recorded in 2025 so far, up 10% from the previous year. Nearly 70% of this activity has been concentrated in the Talegaon–Chakan region, underscoring the strength of the corridor and the rising occupier demand. Welspun One’s upcoming multi-building park, planned across four blocks of 1–3.5 lakh sq ft, is expected to cater to a broad range of users, including 3PL, e-commerce, FMCG, automotive, engineering, and manufacturing companies.
The development of this logistics park is not only a significant step for Welspun One but also a positive indicator of the growing importance of logistics infrastructure in supporting India's economic growth and industrial development.
