YEIDA Launches New Housing Plot Scheme Near Noida International Airport

To cater to the growing demand for residential spaces around the upcoming Noida International Airport, the Yamuna Expressway Industrial Development Authority (YEIDA) has announced a new plot scheme. This scheme, set to launch in January 2026, will offer 973 residential plots of varying sizes. YEIDA officials have shared details about the plot sizes, locations, and the application process.

The average price of the residential plots is expected to be around ₹35,000 per square meter. Under the scheme, YEIDA will offer plots measuring 162, 183, 184, 200, 223, and 290 square meters. Specifically, there are 476 plots of 162 square meters, 4 plots of 183 square meters, 4 plots of 184 square meters, 481 plots of 200 square meters, 6 plots of 223 square meters, and 2 plots measuring 290 square meters.

These plots will be located in sectors such as 15C, 18, and 24A, in close proximity to the Noida International Airport, which is expected to become operational in February 2026. RK Singh, the Chief Executive Officer of YEIDA, stated that the staff has been directed to complete all formalities, including registration with the Uttar Pradesh Real Estate Regulatory Authority (UPRERA), before the scheme's launch. Once UPRERA issues a registration number, the Authority will officially launch the scheme for interested buyers.

The scheme will be launched in January 2026, as UPRERA is expected to issue the necessary registration by then. Interested applicants will need to pay 10% of the plot cost as a registration fee to participate in the lucky draw for plot allotment. The Authority will provide a month for applicants to register before the allotment process begins. Following the draw, allotment letters will be issued, and possession of the plots will be offered.

The scheme includes reservations for specific groups. Farmers whose land has been acquired for development and industrialists with functional units in the YEIDA area (Yamuna City) will have reserved plots. Specifically, 17.5% of the plots are reserved for farmers, and 5% are reserved for industrialists. The remaining 77.5% of the plots are reserved for the general category of applicants.

YEIDA has also been active in other real estate projects, having allotted a total of 65 industrial plots in different categories over the past year. These projects have generated revenue of ₹2,200 crore, including schemes for medical device parks and industrial projects in various sectors.

The real estate market near the upcoming Noida International Airport has seen significant growth. According to a report by property consultancy InvestoXpert, the average apartment prices along the Yamuna Expressway in Delhi-NCR have surged by 158%, while plot values have risen by 536% over the past five years. This growth is largely driven by rapid infrastructure development, with the Noida International Airport being a key factor.

Colliers India, a real estate consultant, reported in their study 'Infrastructure & Mega Projects—The Key Enablers of Urban Expansion in India' that land prices in the Jewar township are expected to rise by 50% by 2030. This growth is fueled by major infrastructure developments such as the Jewar Airport (Noida International Airport), metro extensions, and themed city projects. These initiatives have contributed to a land price appreciation of nearly 1.4x in the last five years, from ₹5,000 to ₹7,000 per square foot (2020-2024). The land prices are estimated to rise further to ₹10,482 per square foot by 2030.

The YEIDA housing plot scheme is a significant step in the development of the region, offering a range of options for residential and industrial growth. With the Noida International Airport set to become operational soon, the area is poised to become a major hub for both residential and commercial activities.
