Aditya Birla Real Estate Q2 Income Up 755%, Bookings Down 67%

Aditya Birla Real Estate reported a sharp jump in quarterly income for the second quarter, with earnings rising 755% year-on-year to Rs 268 crore. For the first half, income climbed 309% to Rs 355 crore, signalling stronger topline momentum for the developer.
Bookings under pressure
However, the topline surge was offset by weak demand metrics. Q2 bookings fell 67% year-on-year, while H1 bookings were down 52%, reflecting softer conversion in a cautious market. Developers across Maharashtra have been offering incentives to sustain velocity amid higher borrowing costs and selective buyer demand.
MMR remains the largest market
The Mumbai Metropolitan Region (MMR) continues to anchor the company's portfolio, accounting for 6.2 million sq ft and an ongoing gross development value (GDV) of Rs 13,302 crore — the largest share in its book. For Maharashtra buyers, this underscores MMR's continued weightage in institutional expansion plans.
Pipeline expands
Despite softer bookings, the development pipeline has expanded, pointing to a longer-term bet on Mumbai's residential cycle. Investors will watch whether new launches and pricing discipline can lift absorption in the quarters ahead.
