Arkade Developers Aims for ₹3,700 Crore Revenue with Five New MMR Projects in 2026
Mumbai-based real estate developer Arkade Developers Ltd has ambitious plans to launch five new residential projects across the Mumbai Metropolitan Region (MMR) in 2026. These projects are expected to generate a revenue potential of over ₹3,700 crore, with an estimated investment of ₹2,500 crore. This strategic move underscores the company's commitment to growth and its confidence in the MMR market.
The flagship project among these launches is a luxury residential development on the historic Filmistan Studio land in Goregaon, Mumbai. This redevelopment will offer premium 3 and 4 BHK apartments, with a revenue potential of approximately ₹3,000 crore. The project is scheduled to be introduced in the fourth quarter of the next financial year, marking a significant milestone in Arkade Developers' portfolio.
In addition to the Filmistan project, Arkade Developers has been actively expanding its land reserves and project portfolio. Recently, the company acquired a 6.28-acre land plot in Thane, a key suburb of Mumbai, for ₹172 crore. This acquisition is part of the company's strategy to spread its operations across high-potential micro-markets within the MMR.
The positive market environment in the MMR is a key driver for Arkade Developers' expansion plans. The company expects a softening interest rate environment to boost homebuyer sentiment and absorption. As the repo rate decreases, home loan EMIs become more affordable, making it an attractive time for both end-users and long-term investors.

The MMR is the largest residential real estate market among the top seven cities in India. It accounted for 24–25% of the total area sold and 31–33% of the total sales value during FY2024 and 9M FY2025. According to ICRA, MMR is expected to maintain a similar market share of 24–27% in both FY2025 and FY2026.
The area sold in MMR expanded by a robust 16% year-on-year in FY2024, supported by sustained end-user demand and healthy affordability levels. However, during 9M FY2025, the area sold remained largely flat due to lower-than-anticipated new launches, which are expected to spill over into FY2026. ICRA anticipates the area sold in FY2025 to remain broadly similar to the previous year, followed by a growth of 6–8% in FY2026.
The average selling prices (ASP) in MMR increased by 5% year-on-year between Q4 FY2024 and Q3 FY2025, primarily driven by a higher share of luxury housing in total sales, which rose from 17% to 20% during this period. Thane recorded the highest ASP growth within MMR, with prices increasing by 16% year-on-year over the same period.
Arkade Developers' strategy is centered on timely execution, premium positioning, and disciplined capital deployment. By focusing on well-connected urban locations and maintaining strong delivery credentials, the company aims to capitalize on the improved buyer confidence and sustained demand in Mumbai's residential market. The launches planned for 2026 reflect the increased confidence in the MMR housing segment, especially for top-quality projects supported by reputable developers, as the market moves towards a more stable and end-user-driven situation.
