Arvind SmartSpaces Expands Bengaluru Footprint with New High-Rise Project in Whitefield
Arvind SmartSpaces Limited (ASL), the real estate development arm of the Lalbhai Group, has acquired a new residential high-rise development project in Whitefield, Bengaluru. The project, located in the Nagondanahalli area, spans 2.08 acres and has an estimated saleable area of about 2.5 lakh sq ft. The company projects a revenue potential of around INR 330 crore from this development.
The acquisition is part of Arvind SmartSpaces' strategic expansion in Bengaluru and follows the company's earlier addition of a high-rise project on Sarjapur Road earlier this year. With the inclusion of the Whitefield project, the company has added three high-rise residential projects in Bengaluru during the current financial year.
Whitefield has emerged as one of Bengaluru's prominent residential and commercial districts over the past decade. The area has seen sustained residential demand due to its proximity to major information technology parks, multinational corporations, and established employment corridors. In addition to office developments, the locality has witnessed expansion in social infrastructure, including schools, healthcare facilities, retail centers, and transportation connectivity.
The newly acquired project will be Arvind SmartSpaces' 11th high-rise development in Bengaluru. The company entered the city's residential market in 2013 and has since expanded its presence across multiple micro-markets. Since its entry into Bengaluru, Arvind SmartSpaces has added 15 real estate projects in the region. Of these, six projects have already been delivered, while the remaining nine developments are currently at various stages of planning, construction, or execution.
Company officials indicated that the addition of the Whitefield project contributes to the firm's broader strategy of expanding its vertical development portfolio across key urban markets. The company has been focusing on residential high-rise projects in established locations where demand from homebuyers remains steady.
Priyansh Kapoor, managing director and chief executive officer of Arvind SmartSpaces, stated that the current financial year has seen continued expansion in the company's vertical development portfolio. He noted that the addition of the Whitefield project marks the third high-rise project secured by the company in Bengaluru during the year.
According to Kapoor, the company's cumulative topline potential from new business development additions during the financial year has reached approximately INR 2,840 crore. Of this amount, the three newly added projects in Bengaluru account for a combined potential of around INR 1,740 crore.
Arvind SmartSpaces continues to focus on expanding its project portfolio across major real estate markets, including Ahmedabad, Bengaluru, and the Mumbai Metropolitan Region. The developer has been pursuing project acquisitions and development opportunities in these markets as part of its strategy to strengthen its residential development pipeline.
