In a recent interview with CNBC TV-18, Ankur Gupta, Joint Managing Director, Ashiana Housing, revealed that the company is planning to expand its presence to Mumbai, Delhi NCR, and Bengaluru.

Ashiana Housing, established in 1979, has primarily focused on offering a premium lifestyle across its over 50 projects in the space of Senior Living, Premium Homes, and Kid-Centric Homes. With a presence across nine cities in India, the company has constructed and delivered over 23 million square feet.

The company is considering adding 25-30 lakh sq feet of space for development, across cities in various projects, in the current fiscal. To fund this expansion, Ashiana Housing will resort to internal accruals and has a tie-up with IFC, with most investments in a joint venture setup.

Ashiana Housing is set to launch a senior living project in Chennai next month, which will be an up-market luxury project. The company has reported a booking value of ₹1798 crore last year and is expecting to touch almost ₹2,000 crore this year. The new projects will help the company achieve sales of about ₹6,000-₹8,000 crore in the next 3-5 years.

As the budget approaches, Gupta emphasized the need for policies and interventions for seniors in the society. He suggested that the government should consider insurance cover for services like assisted living and caregiving services for seniors.

Gupta also highlighted the importance of GST reduction, stating that it would make products more affordable, especially as healthcare costs continue to rise.
