Real Estate:Ashiana Housing Ltd has announced the acquisition of 22.71 acres of land in Chennai to develop a senior living housing project with a revenue potential of ₹1,200 crore, as stated in a regulatory filing. The land is strategically located within Mahindra World City, Chennai, and is adjacent to Ashiana Housing’s existing senior living community, “Ashiana Vatsalya.”

The acquired land has a saleable potential of approximately 15 lakh square feet. The company plans to invest ₹425 crore in FY2025–26 to expand its senior living portfolio, focusing on key markets such as Mumbai, Bengaluru, and Delhi-NCR. This investment will cover payouts to landowners, construction, execution costs, and other project-related expenses.

Ashiana Housing is a leading player in the senior living housing segment. The company currently has nine ongoing senior living projects, including three in Bhiwadi (NCR), three in Chennai, and one each in Jaipur, Pune, and Lavasa. It plans to launch five new phases across existing projects this fiscal, covering approximately 5.71 lakh square feet of saleable area. Last year, the company constructed about 5.38 lakh square feet and invested ₹213 crore in the segment.

In addition to its existing projects, Ashiana Housing is also exploring partnerships and collaborations to further enhance its offerings in the senior living segment. The company’s commitment to innovation and quality is evident in its plans to develop a project that combines modern amenities with a focus on the well-being and comfort of its residents.
