Real Estate:Aspire Silicon City, a previously stalled real estate project of the erstwhile Amrapali Group, has been sold to AU Real Estate following a digital auction conducted by NBCC (India) Ltd. The transaction, valued at ₹1,468 crore, marks a significant milestone in the revival of Amrapali’s legacy housing projects.

Spread across approximately 8.5 acres, Aspire Silicon City Phase 4 is a premium residential development undertaken by NBCC. In response to evolving market demands, NBCC has reimagined the layout to offer larger residences rather than standard flats. The project now comprises seven towers with around 600 units, of which five have been awarded to AU Real Estate through the auction.

The current design features spacious 3 BHK + Study and 4 BHK + Study apartments, along with a select number of penthouses. A G+4 storey clubhouse is part of the offering, equipped with modern amenities including a swimming pool, gym, jacuzzi, steam/sauna, business centre, play zone, two banquet halls, and landscaped party lawns. Of the seven towers, three are designed with a 2-to-a-core layout, while the remaining four have a 3-to-a-core configuration, with all units featuring both internal and external terraces.

Ashish Agrawal, Director at AU Real Estate, confirmed the acquisition, stating, “We have acquired the selling rights for 446 units in Aspire Silicon City.”

Strategically located in a well-developed residential sector, the project enjoys excellent connectivity to the Noida–Greater Noida Expressway, Aqua Line metro stations (Sector 50 and 76), and key arterial roads including the FNG Corridor. The presence of educational institutions, hospitals, and retail hubs like Sector 18 further enhances the project’s appeal for prospective homebuyers.

Market experts note that, given the attractive pricing and location, the project is likely to see strong buyer demand. The surrounding micro-market has consistently shown healthy absorption rates for larger-format homes with premium lifestyle amenities.

Construction of the project is being undertaken by J Kumar Infraprojects, a major infrastructure player known for its work on projects such as Mumbai Metro Lines 7, 2A, and 2B, the Worli-Shivdi Link Flyover, Kalwa Creek Bridges, and the Dwarka Expressway.

The architectural design is led by Gautam & Gautam Architects, recognized for their work on prominent developments like Manav Rachna International School, Tao Devilal Agricultural University, Asian Institute of Medical Sciences, The Palm Village, and MVN Sports Complex. The master plan and facade design of Aspire Silicon City reflect their vision of modern urban luxury living.

Aspire Silicon City was originally part of Amrapali Group’s expansive housing portfolio, which was derailed by financial mismanagement and irregularities, leaving thousands of homebuyers in distress. In a landmark ruling, the Supreme Court of India entrusted NBCC (India) Ltd. with the responsibility of completing these stalled projects under judicial oversight.

To facilitate this, ASPIRE (Amrapali Stalled Projects Investments Reconstruction Establishment), a Section 8 company, was created to oversee construction, repairs, and delivery of these projects—including NBCC Silicon City.
