AU Real Estate Wins Aspire Silicon City Phase 4 Project in NBCC e-Auction for Rs 1,467 Crore
Real Estate:Noida-based AU Real Estate has secured the Aspire Silicon City Phase 4 project in a digital auction conducted by NBCC (India) Ltd, with the transaction valued at Rs 1,467.93 crore, as informed to the National Stock Exchange. The project spans approximately 8.5 acres and represents a premium development by NBCC, tailored to meet market demands with larger-sized homes instead of flats.

Aspire Silicon City Phase 4 comprises 7 towers with around 600 units in total. In this auction, NBCC has awarded 5 towers, which include 446 units. The current layout features a mix of large-sized 3 BHK + Study and 4 BHK + Study apartments, along with a limited number of penthouses. This design choice reflects a shift towards catering to buyers seeking more spacious living options.

The project includes a G+4 storey Club House equipped with modern amenities such as a swimming pool, gym, jacuzzi, steam/sauna facilities, business center, play zone, 2 banquet halls, and open green party lawns. The towers are designed with 3 towers being 2 to a core and the remaining 4 being 3 to a core, ensuring both inside and outside terraces in all units.

Located in a well-developed residential sector, the project enjoys excellent connectivity to the Noida–Greater Noida Expressway, Aqua Line metro stations (in Sector 50 and 76), and key arterial roads including the FNG Corridor. Nearby educational institutions, hospitals, and retail zones, such as those in Sector 18, further enhance the project's appeal to potential homebuyers.

Market experts predict that the project's favorable pricing and prime location will attract significant buyer interest. The surrounding micro-market has seen steady absorption for larger-format homes with enhanced lifestyle amenities, making Aspire Silicon City Phase 4 a promising addition to the area.

The project has been designed by Gautam & Gautam Architects, a renowned firm known for its work on notable projects such as Manav Rachna International School, Tao Devilal Agricultural University, Asian Institute of Medical Sciences, The Palm Village, and MVN Sports Complex. This architectural expertise ensures that the development meets high standards of design and functionality.
