For this purchase, Jain paid a stamp duty of ₹1.33 crore and a registration fee of ₹30,000. The stamp duty reflected a 3.5% rate, which benefited from a 50% concession on the first agreement under the Integrated Township Project.

The villa is part of the Alibaug Townhouses project, also known as Lodha Alibaug, an integrated township spread across 100 acres. Jain’s new residence spans over 5,600 sq ft and includes four car parking spaces, as per the documents.

This is not the first high-profile real estate purchase made by Jain. In 2024, he acquired a 1,350-sq-ft corner bungalow on New Delhi’s Kautilya Marg for ₹130 crore. That transaction involved a stamp duty payment of ₹8.32 crore, according to property records.

For instance, Mumbai-based Gentex Merchants Pvt Ltd, associated with steel magnate Lakshmi Mittal, has purchased a 3,540-square yard bungalow on APJ Abdul Kalam Road (formerly Aurangzeb Road) for Rs 310 crore, making it one of Delhi NCR’s costliest real estate deals in 2025, as reported by Moneycontrol.

Surya Kumar Kanodia is one of the directors of Gentex Merchants Pvt Ltd, the firm behind this high-profile acquisition. Lakshmi Mittal, the chairman and CEO of ArcelorMittal, the world’s largest steelmaking company, has played a key role in global steel industry consolidation through acquisitions and expansions.

The transaction, registered in June 2025, also involved a stamp duty payment of Rs 21.70 crore. The bungalow, spanning 31,860 sq ft, translates to approximately Rs 8.75 lakh per square yard, highlighting the premium prices commanded in Lutyens’ Bungalow Zone.
