Bengaluru's Sky-High Rent for Sunlit Flats Sparks Debate
Recently, a post on X (formerly Twitter) went viral for a rather unusual reason. It highlighted an exorbitant rental quote in Bengaluru’s HSR Layout, where ₹80,000 per month was demanded for a flat because it 'gets sunlight'. In no time, the post went viral and ignited a heated debate over Karnataka’s capital city’s rising rents and shifting tenant expectations.
In a now-viral tweet, a woman identified as Anu expressed her shock at being quoted ₹80,000 per month for a flat with natural light, calling it a luxury. She wrote, “Bangalore rent would never stop surprising me. What do you mean ‘ma’am is room mein sunlight bhi aati hai to iska rent ₹80,000 hai’ 😭” — @Escapeplace__ (X/Twitter).
There were some users who mocked the idea that natural light could warrant such a high monthly rent. Some commenters joked that even a small balcony could take the rent up to ₹1 lakh in Bengaluru. However, not all reactions dismissed the reasoning. Some defended the valuation, pointing out that basics like sunlight and proper ventilation are increasingly seen as non-negotiable quality-of-life features these days.
HSR Layout, where the incident occurred, has transformed into one of Bengaluru’s most sought-after residential markets. The area is always in high demand and commands high rents due to its proximity to the IT corridor, excellent connectivity, and a luxurious lifestyle. As someone who has several relatives living in Bengaluru, the common rental brackets for 2BHK apartments in the area ranged between ₹45,000 and ₹55,000 per month. However, the rental landscape has changed, with listings now seen well above ₹70,000 depending on size and features.
There are many apartments in HSR Layout seeking rents in the ₹75,000–₹97,000 range, many of which enjoy ample sunlight and great ventilation. Real estate agents emphasize that features like natural light, ventilation, and views significantly influence rental pricing. For instance, higher-floor units, which offer better ventilation and light, are often priced higher than lower levels.
Bengaluru’s real estate market is expected to grow exponentially by 2026. The sector is currently undergoing a remarkable transformation, with several hotspots emerging as prime locations. Some of these include Sarjapur Road, Devanahalli, Whitefield, Electronic City, Hebbal, Yelahanka, Kanakapura Road, and HSR Layout (Hosur-Sarjapur Road Layout). Among these, HSR Layout (Sarjapur Road) is experiencing explosive growth and a significant hike in rental prices, especially in the last three to four years. The expansion of major IT parks, such as Wipro SEZ, Embassy Tech Village, and RGAA Tech Park, has been a major driving force behind this boom. Additionally, the connectivity provided by the Outer Ring Road (ORR) and the ongoing extensions of the Namma Metro have further boosted the region's appeal.
Despite the high rents, many tenants are willing to pay the premium for the quality of life and convenience offered by these premium areas. The debate over whether such high rents are justified continues, reflecting the broader trends in Bengaluru’s rapidly evolving real estate market.
