BEST Re-tenders Ghatkopar Property After Committee Raises Rent Concerns

Mumbai: BEST has decided to re-tender a prime 5,516 sq ft property near Ghatkopar East railway station after objections were raised by committee members over the proposed annual rent, which they said was far below prevailing market rates.

The issue came up at Tuesday's meeting of the BEST committee, where members questioned why such a strategically located plot was being offered for only Rs 33.4 lakh a year. The site was earmarked for use as a marriage hall and birthday venue.

Committee member Nitin Nandgaonkar of Sena (UBT) strongly objected to the proposal, saying a prime location like Ghatkopar should not be leased at such low rates. He also raised concerns over the proposal allowing the tenant to secure independent electricity and water connections, warning that this could weaken BEST's control over the premises.

Nandgaonkar said if outsiders are allowed to obtain their own electricity and water bills, they may gradually establish stronger possession over the property. He alleged that such decisions do not help BEST improve its finances and termed the move unwarranted.

Following the objections, the panel asked the administration to invite fresh bids for the Ghatkopar property and ensure that electricity and water supply remain under BEST's control. Panel member Sunil Ahir said this would not only safeguard the undertaking's ownership rights but also help generate higher rental revenue.

BEST general manager said the undertaking would provide electricity and water at the premises, in line with the committee's concerns. While the Ghatkopar proposal was held back for re-tendering, the committee cleared nine other properties across the city for lease on annual rent.

Among the major properties approved was a 6,374 sq ft premises at Mulund Check Naka bus station, proposed for hospital or commercial use, with an annual lease value of Rs 39 lakh. In Kandivli West, four premises in a staff quarters building were approved for food-related businesses such as fast food, tea and coffee outlets. A mezzanine floor premises at Andheri bus station in Andheri West was identified for a catering business.
