Real Estate:The Telangana Real Estate Regulatory Authority (TGRERA) has warned people against falling prey to fake property ads on social media and pre-launch sales. Since its inception, the authority has received 1,872 complaints and issued 1,186 orders. In the last 44 days alone, it has issued 30 orders.

People should be cautious when buying properties, especially those advertised on social media, said Srinivasa Rao, member-2 of the state RERA Tribunal. He advised buyers to only purchase RERA-registered properties to avoid any disputes. Some developers have sold flats built on disputed lands and fraudulent survey numbers under the guise of pre-launch sales.

According to RERA officials, common violations reported include fraudulent survey numbers, pre-launch sales, delayed project completion, not allotting car parking, constructing houses and flats in areas marked for amenities, and selling them. Any area marked as an open space in the layout should be used for amenities, but some developers construct structures in such areas to make additional money.

Buyers have complained about real estate companies taking money without registering plots, inadequate painting, leakages, and insufficient lift capacity. RERA officials warned against real estate ads on social media platforms, which can lead to scamsters approaching property buyers and taking advance payments for non-existent projects.

Fraudulent companies advertise only on social media, instead of reputable newspapers or news channels. People should neither make online payments nor pay cash to such companies before checking with RERA about the project, said an official from the authority.
