Brigade Enterprises Expands in Chennai with ₹1,000 Crore Joint Development Agreement
Real Estate News:Brigade Enterprises, a leading real estate developer, has entered into a joint development agreement (JDA) for a 6.6-acre land parcel in West Chennai, marking another strategic expansion in one of its key markets. The premium residential project carries an estimated gross development value (GDV) of ₹1,000 crore and is positioned along a major arterial corridor offering connectivity to Chennai’s industrial and business districts.

The upcoming development will feature modern apartments, lifestyle amenities, and ESG-aligned infrastructure. It is expected to launch in 2026, subject to regulatory approvals. The project is designed to meet the evolving aspirations of Chennai’s urban homebuyers and investors seeking quality housing in well-connected locations.

Commenting on the development, Managing Director Pavitra Shankar said the venture aligns with Brigade’s strategy of deepening its footprint in Chennai. She noted that the city’s property market remains on a “strong growth trajectory” backed by infrastructure improvements and robust end-user demand. “This project is a testament to our commitment to delivering high-quality, sustainable living spaces in strategic locations,” she added.

Ahead of the announcement, shares of Brigade Enterprises closed 0.64% lower at ₹891 on the NSE. The company has been scaling up its regional presence through both joint development agreements and outright land acquisitions. Brigade recently announced plans to double its commercial portfolio to 20 million square feet by 2030, as stated by Executive Chairman M.R. Jaishankar in an interview with CNBC-TV18. He emphasized that growth would be balanced across residential and commercial segments.

Over the past nine months, Brigade has announced around 15 million square feet of new residential projects, with roughly 70% in Bengaluru and the remaining 30% in Chennai and Hyderabad. However, he acknowledged that overall sales were down 15% year-on-year in the first half of FY26, reflecting sector-wide trends. “We are working hard to make up for the next six months,” he said, expressing optimism that the second half would see an uptick as project approvals gather pace.

Brigade Enterprises is a prominent real estate developer known for its commitment to sustainable and high-quality developments. The company’s strategic expansion in Chennai is a significant step towards meeting the growing demand for premium residential properties in the city. The joint development agreement is expected to bolster the company’s market position and contribute to the overall growth of the real estate sector in Chennai.
