Building Beyond Square Footage: One Prastha Realty’s Vision for Community-Led Living
Adgully has been turning the spotlight on entrepreneurs who are building purpose-driven ventures from the ground up through our special series – START-UP STARS. As part of our continued focus on homegrown ambition and next-generation thinking, we celebrate founders who are reimagining traditional sectors with deeper intent and long-term vision.
In conversation with Adgully, Somesh Mittal and Aditya Goel, Co-Founders of One Prastha Realty LLP, share how they are reshaping real estate through the lens of community, culture, and continuity. Inspired by the ancient Indian idea of “Prastha” as a consciously planned settlement, One Prastha is building transgenerational habitats that bring families closer while blending Indian values with modern design. The founders reflect on identifying the gap between luxury and livability, prioritising emotionally intelligent planning, and creating ecosystems that balance profitability with purpose. They also speak about transparency-led marketing, buyer-first insights, and their long-term vision to scale responsibly while staying rooted in the philosophy of meaningful, community-led living.
What inspired the name ‘One Prastha,’ and how does it reflect your vision of transgenerational and community-led living?
Somesh Mittal: The name ‘One Prastha’ draws inspiration from the ancient Indian concept of prastha, meaning a settlement or a consciously planned habitat. For us, it represents more than real estate—it represents belonging. “One” reflects unity—of generations, families, and communities living together in harmony.
Aditya Goel: Our vision is rooted in transgenerational living—spaces where grandparents, parents, and children coexist meaningfully. We are building not just homes, but ecosystems that nurture long-term relationships, shared experiences, and community bonds.
How did the two of you come together to launch One Prastha, and what shared vision laid the foundation for the venture?
Somesh Mittal: We both observed that while India’s real estate sector was evolving rapidly, there was a lack of emotionally intelligent planning in residential communities.
Aditya Goel: Our shared vision was simple yet powerful—to create thoughtfully designed spaces that combine architectural excellence with social infrastructure. We aligned on the belief that future-ready developments must balance profitability with purpose.
What key gap did you identify in India’s real estate market that One Prastha aims to address?
Somesh Mittal: We noticed a gap between luxury and livability. Many developments focus on aesthetics but overlook functionality, sustainability, and long-term community integration.
Aditya Goel: There is also a growing aspiration among modern Indian families for community-led environments—safe, engaging, and future-proof. One Prastha addresses this by integrating design, sustainability, and lifestyle planning from the ground up.
How do you differentiate your developments in terms of design, community planning, and long-term value creation?
Somesh Mittal: We begin with master planning that prioritises open spaces, natural light, ventilation, and pedestrian-friendly layouts. Our approach ensures that every square foot serves a purpose.
Aditya Goel: From a community standpoint, we design interactive zones, wellness spaces, and shared amenities that encourage engagement. Long-term value comes from sustainable materials, energy-efficient systems, and strategic location selection that appreciates over time.
Which marketing or sales strategies have been most effective in building trust and driving homebuyer interest?
Somesh Mittal: Transparency has been our strongest marketing tool. Clear communication about timelines, pricing, and project updates builds credibility.
Aditya Goel: We also focus heavily on experiential marketing—site visits, walkthroughs, and storytelling around lifestyle. Word-of-mouth referrals and community-driven endorsements have significantly strengthened buyer confidence.
How do you gather and incorporate homebuyer insights when planning new projects and communities?
Somesh Mittal: We conduct structured feedback sessions with existing buyers and channel partners. Understanding evolving family needs is critical.
Aditya Goel: Data analytics and market research also play a role, but direct buyer conversations are invaluable. These insights influence layout planning, amenity selection, and even pricing strategies.
What emerging trends do you believe will shape the future of real estate?
Somesh Mittal: Sustainability and ESG-focused developments will become non-negotiable.
Aditya Goel: We also see a rise in integrated townships, co-living ecosystems, smart-home technology, and wellness-centric design. Buyers today seek holistic living—not just square footage.
What is your long-term vision for One Prastha over the next five years?
Somesh Mittal: Over the next five years, we aim to expand strategically across high-growth corridors while maintaining design integrity and execution excellence.
Aditya Goel: Our goal is to establish One Prastha as a trusted brand synonymous with community-led, future-ready developments. We envision scaling responsibly while preserving the core philosophy of transgenerational living.
What advice would you give to aspiring entrepreneurs looking to enter the real estate sector today?
Somesh Mittal: Real estate is a long-term commitment. Patience, compliance awareness, and financial discipline are essential.
Aditya Goel: Focus on credibility over quick gains. Understand your consumer deeply and build for longevity, not trends. The sector rewards integrity and strategic foresight.
