Real Estate News:Land reforms, ease of doing business, faster building plan approvals with lower charges, skilling, and the creation of new cities are essential to transform the Indian real estate sector, according to Credai. Realtors' apex body CREDAI, which represents more than 13,000 developers as members, has released a report titled 'The National Real Estate Development Framework Vision 2047' at its annual conference.

"The future of Indian real estate is not just about creating buildings, but about building communities, livelihoods, and aspirations," said Credai National President Shekhar Patel. The report is both a vision document and a call to action, inviting all stakeholders to come together to transform India's real estate sector and make it globally competitive.

Patel emphasized that the real estate sector will play a crucial role in making India a developed nation by 2047. To achieve this, Credai has proposed a framework comprising nine pillars. One of the key recommendations is land reform, which includes ensuring conclusive land titling through the Land Titling Act and creating a unified national digital land register to enhance transparency and accessibility.

To promote affordable housing, Credai suggests the creation of land banks. The association also emphasizes the development of 100 'cities of tomorrow.' Ease of doing construction constitutes the third pillar, aiming to transform building plan approvals via digitization, transparency, and time-bound processing.

Credai also advocates for the rationalization of development and approval charges by the Centre and states. It recommends setting up dedicated funds for infrastructure financing, including government-backed infrastructure and housing bonds. The report also highlights the need for a focus on slum redevelopment and the promotion of green building construction.

Adopting new technologies in all aspects of the real estate sector, from construction to customer relationship management, is another key recommendation. Skill development and labour welfare form the eighth pillar, with the report advocating for state-led demand assessments and trade-specific training infrastructure. Credai also seeks reforms in labour cess utilization to directly benefit workers.

"The final pillar, ease of living, promotes celebrating cultural uniqueness and heritage in all major urban centres, advancing citizen-driven governance models, and incorporating climate resilience into urban infrastructure," the report states. Credai calls for the establishment of high-level committees at the Prime Minister's level, state-level war rooms, and a phased implementation plan.

"Together, these pillars chart a path toward a transparent, sustainable, inclusive, and technologically advanced real estate and urban development ecosystem fit for India's ambitious future," the association concluded.
