Real Estate News:In a shocking turn of events, former Indian cricketer Yuvraj Singh has filed a petition in the Delhi High Court against a Delhi-based real estate firm, M/s Brilliant Etoile Private Limited. The cricketer has accused the builder of violating his personal rights and delaying the delivery of a flat he booked almost three years ago.

The dispute began when Yuvraj Singh booked a flat in Delhi's Hauz Khas area through the builder in 2021. The property was priced at around Rs 14.10 crore, and the sale agreement was signed on February 5, 2021. However, when the builder handed over the possession letter to Singh in November last year, the cricketer was in for a rude shock. The quality of materials used in the flat was not up to the mark, and the interiors were compromised.

Singh was particularly disappointed with the quality of fittings, furnishings, and lighting, which he claimed were below standard. He sought clarification from the builder and demanded compensation for the delay in delivery and the poor quality of materials. However, the builder failed to respond satisfactorily, prompting Singh to send a Notice of Arbitration to the real estate firm on May 26 this year, referring to Clause 38 of the Sale Agreement.

The builder's response was shocking - they terminated the agreement and refused to refund the amount Singh had paid, let alone provide compensation for the delay and poor quality materials. Singh was forced to approach the Delhi High Court, seeking the appointment of an arbitrator to evaluate the property-related dispute.

The real estate firm had used Singh's name to promote their residential project, 'Sky Mansion', in the extended Abadi Deh (Lal Dora) area of Village Chandan Hulla, Tehsil Hauz Khas, New Delhi. Despite the expiry of the Memorandum of Understanding (MoU) in November last year, the builder continued to exploit Singh's brand value, using his photographs on the project site, billboards, social media posts, and online articles.

The Delhi High Court has issued a notice to the real estate firm, seeking a response to Singh's petition. Justice C Hari Shankar heard the petition and has given the builder time to respond to the allegations. The case highlights the importance of vigilance and due diligence when dealing with real estate firms and the need for celebrities to protect their brand value from exploitation.
