Real Estate:The Delhi Development Authority (DDA) has launched its Premium Housing Scheme 2025, known as DDA Towering Heights. This project marks a significant milestone as the city’s first Transit-Oriented Development (TOD) project, situated at the East Delhi Hub in Karkardooma. The scheme aims to provide affordable and premium housing options to eligible applicants.

The project is currently under construction, and the registration process will commence on October 31, 2025, and will conclude on November 21, 2025. The final submission deadline is set for November 24, 2025. The e-auction for the 1,026 soon-to-be-completed 2 BHK flats will take place from December 1-4, 2025.

What is the 75:25 Premium Housing Plan?

Under this scheme, successful bidders are required to pay 75 per cent of the flat cost upfront. The remaining 25 per cent must be paid by July 2026, which is the expected date of possession, as per the DDA brochure. It's important to note that a GST of five per cent is excluded from the cost and will be applied to the final amount. The reserve price also does not include maintenance charges, conversion fees, and water connection charges.

Eligibility Criteria

To apply for the DDA 75:25 Premium Housing Scheme, applicants must meet the following criteria:
- The applicant must be a citizen of India.
- They should have attained the age of majority, i.e., an applicant should have completed 18 years of age as on the last date of submission of the application, and be legally competent to enter into a contract.
- There are no restrictions on owning any land or built-up property in Delhi.
- The applicant should provide particulars of their savings account in any bank in the name of the applicant only in the ‘Application Form’.
- The applicant must have a Permanent Account Number (PAN) allotted under the provisions of the Income Tax Act, and the same must be quoted in the Application Form.
- In the case of joint applications under the SC/ST Reserved Category, the joint applicant/co-applicant should be from within the family.
- For joint applications under war widows, persons with disabilities (Divyangjan), ex-servicemen, and other reserved categories, the applicant themselves should fall within the respective reserved category, and the joint applicant/co-applicant should be from within the family.
- It is advisable that co-allottees, if any, may preferably be added at the application stage rather than at a later stage for easy processing.
- Only natural persons will be allowed to participate in the e-Auction. Companies, trusts, societies, co-operative societies, or any other legal entities are not eligible to participate in the e-Auction process.

Demand Cum Allotment Letter (DAL)

Upon successful bidding, applicants will receive a Demand Cum Allotment Letter (DAL). This document will cover 75 per cent of the total price of the flat and other applicable charges. The 75 per cent amount must be paid within 60 days from the date of issue of the letter. The remaining 25 per cent will be required to be paid when the flat is fully constructed and ready for occupation.

Earnest Money Deposit (EMD) Requirement

The DDA 75:25 Premium Housing Scheme was officially launched on October 25, 2025. Registration and Earnest Money Deposit (EMD) deposit to participate in the e-auction can be made from October 31 to November 21, 2025. An EMD of Rs 10 lakh is required for each flat. In addition to this, a non-refundable processing fee of Rs 2,500 per flat must also be paid.
