Real Estate News:Delhi's real estate sector is looking to regain its edge with the introduction of a new master plan and a series of infrastructure projects. According to Anand Kumar, who chairs Delhi's Real Estate Regulatory Authority (RERA), the capital city's restricted land utilization has led to the expansion of neighboring cities like Gurgaon and Noida. "We have enough land available in Delhi, but unfortunately, there was no land use change policy. And since there was no land use change policy, unauthorized construction took place," Kumar explained.

The implementation of the long-awaited Master Plan has raised expectations among both developers and regulators. "Unauthorized construction has become a bane to Delhi's development. The new master plan could offer a policy of reorganization of these unauthorized colonies and redevelopment of the societies and buildings that are old," Kumar stated at a CII event in Delhi on Monday.

The real estate sector is expected to benefit from these changes, alongside planned infrastructure developments around the capital. "To create more jobs, Delhi needs the real estate sector to thrive. Now, there is no competition between the cities in NCR, and they are self-sustainable cities when it comes to real estate demand. The master plan will help unlock the potential of Delhi," noted Anshuman Magazine, chairman & CEO-India, South-East Asia, Middle East & Africa, CBRE, according to an ET report.

CBRE reports that office space availability in the capital has been constrained since 2016 due to limited developable land. However, this situation is expected to improve with an anticipated addition of 5 million square feet of office space between 2025 and 2027. "Delhi's strong economic potential has helped its property market not just to bounce back, but also start on a path of steady, high-quality growth," Magazine added.

Progressive policies, urban planning, and advanced technology are supporting sustained growth in Delhi's property sector. In the first half of 2025, Delhi achieved office space absorption of roughly 400,000 square feet, with research, consulting, and analytics (39%), flexible space operators (23%), and BFSI (18%) leading the demand. Retail space absorption reached 230,000 square feet, predominantly in high streets (72%).

Fashion and apparel retailers led with a 35% share, followed by homeware and department stores (20%) and food and beverage operators (17%). The Delhi-NCR residential market showed significant growth in H1 2025, particularly in luxury units. New launches increased by 35% year-on-year to 21,000 units, with similar sales figures. High-end (31%), premium (26%), and luxury (18%) segments dominated the sales.

The new master plan and project pipeline are expected to address the issues of unauthorized construction and promote sustainable development, making Delhi a more attractive destination for both residential and commercial real estate investments.
