The Urban Extension Road-II (UER-II) is a 75.7-kilometre-long road that connects Alipur in North Delhi to Mahipalpur, near the Delhi-Gurugram border, passing through several key areas. It is built by the National Highways Authority of India (NHAI) and links to the Dwarka Expressway and other major expressways.
UER-II and the Dwarka Expressway are expected to significantly reduce travel time between major hubs like Delhi, IGI Airport, and Gurugram. They will also decongest National Highway 48 (NH 48) and other key routes, easing traffic congestion in the region.
Property prices along the Dwarka Expressway have doubled over the past five years, rising from Rs 9,434 per sq ft in 2019 to Rs 18,668 per sq ft in 2024. This trend is expected to continue with further infrastructure upgrades and the development of social amenities.
The new connectivity corridor is expected to boost demand for commercial, residential, and warehousing projects in the long term. With close to 3 million sq ft of Grade A office stock nearing completion, commercial real estate activity is likely to gain traction, and residential areas such as Kundli, Sonipat, and Narela are expected to see increased activity.
