According to developers, land prices have appreciated by around 10 times, making Dholera a prime real estate destination. As per industry data, prices per square yard across various Town Planning (TP) Schemes in the Dholera region have surged to a high of ₹7,000 to ₹10,000. Lalit Parihar, the founder and Managing Director of Dholera-based developer Aaiji Group, highlighted that prices vary from ₹3,000 to ₹7,000 per square yard for other TP schemes, reflecting a substantial 10-fold growth in the past 10 years. The surge in land prices is attributed to several major infrastructure projects that are set to transform Dholera. Ruturajsinh Chudasma, Partner at Infinity Infracon, another Dholera-based developer, pointed out that the international cargo airport and the Ahmedabad-Dholera Expressway, both scheduled to become operational in 2025, will significantly accelerate the region's development. The 109-kilometer Ahmedabad-Dholera Expressway is progressing rapidly, and projects like the Bhimnath-Dholera broad-gauge rail line and Vande Metro will further enhance regional connectivity. These infrastructure developments are not only improving accessibility but also boosting investor confidence. 'With infrastructure now visible on the ground, investor confidence is at an all-time high. The growth in land prices is a reflection of this shift. This data further reinforces Dholera's emergence as a high-potential real estate destination,' Parihar emphasized. Dholera ISR is rapidly gaining traction as a prime investment hub, attracting investment from more than 100 companies. Notably, Tata Electronics has committed to a ₹91,000 crore semiconductor project in the region, solidifying Dholera's status as a key player in the real estate and industrial sectors. The significant rise in land prices and the influx of major infrastructure projects are expected to continue driving Dholera's growth in the coming years, making it an attractive destination for both residential and commercial real estate investments.
