Dussehra Sees Minimal Real Estate Launches in Ahmedabad
Real Estate:With hardly any new real estate project launches this Dussehra, an otherwise auspicious day for developers, the slowdown in the sector has become glaring. Experts say sales in the residential segment, and realty overall, have remained sluggish for the past couple of quarters, leaving developers struggling with unsold inventory.

“Most developers aren’t able to clear their backlog. Unless old stock moves, they don’t want to risk fresh launches. Many are instead offering white goods and furniture as add-ons to push sales,” said developer-investor Aashil Patel.

In Ahmedabad too, sales in both residential and commercial spaces have been tepid. Analysts attribute the launch freeze to rising land and material costs, tight liquidity, and saturated inventory in prime areas such as Thaltej, Iscon-Ambli, and Sindhu Bhavan.

“New launches have been limited this year due to weak demand and excess supply. Affordable projects under Rs 1 crore are seeing more traction compared to luxury ones. Peripheral areas around the 200-feet SP Ring Road are faring better than city-centre localities,” said real estate expert Nagendra Rathore.

Pravin Bavadiya, president of Ahmedabad Realtors Association, added, “Land prices and high TDR rates — almost five times jantri — have made luxury projects unviable. Like many others, I too have received barely any invites for new launches this Dussehra.” Industry bodies remain hopeful of a recovery. Credai Gujarat president Tejas Joshi said, “Sales have picked up slightly in recent months. A GST rate cut on construction material and RBI’s repo rate cut could lift sentiment next quarter.”

Anuj Puri, chairman of ANAROCK Group, noted, “RBI keeping the repo rate at 5.5% ensures EMIs stay stable, which supports buyer sentiment but doesn’t really improve affordability.” Despite the challenges, the real estate industry in Ahmedabad is optimistic about a gradual recovery in the coming months, driven by government initiatives and market adjustments.
