Real Estate News:Dwarka Expressway has witnessed a remarkable 153% surge in property prices over the past five years, driven by robust housing demand across Gurugram’s micro-markets. It continues to be a location of interest for homebuyers. Stretching across 29 km, with 18.9 km in Haryana and 10.1 km in Delhi, Dwarka Expressway is India’s first 16-lane highway, connecting Dwarka in Delhi to the Kherki Daula Toll Plaza in Gurugram, Haryana.

According to MagicBricks, the average price of high-rise apartments on Dwarka Expressway is estimated at ₹14,342 per sq. ft., marking a 153% increase over the past five years. This significant increase in property prices reflects the strong demand for homes along this corridor.

“Property prices on Dwarka Expressway have more than doubled over the past five years, which is a result of the area’s infrastructure development and demand. The area offers connectivity along with the presence of major real estate developers, making it a location of interest for homebuyers,” says Ashok Kapur, Chairman, Krishna Group and Krisumi Corporation.

Infrastructure development has played a crucial role in the real estate growth of the region, and Dwarka Expressway is a prime example of this trend. With upcoming projects such as tunnels, metro corridors, and expressway links, the region is poised for further growth in the coming years, enhancing its residential and investment potential.

The launch pipeline on Dwarka Expressway remains active, with developers expected to add over 25,000 housing units in this micro-market over the next three years, according to Square Yards.

A 5.1 km tunnel is also in the works to improve travel and reduce congestion. The tunnel has two parts: one stretch, 3.6 km with eight lanes, connects the expressway to Indira Gandhi International (IGI) Airport, reducing travel time for airport commuters. The other, a 1.5 km two-lane segment, connects the expressway to NH-48 towards Gurugram, easing traffic on the Delhi-Gurugram corridor.

Additionally, a new 5-km underground tunnel is planned in South Delhi. The ₹3,500-crore project by NHAI will create a link between Shiv Murti-Mahipalpur near Dwarka Expressway and Nelson Mandela Road in Vasant Kunj, further reducing traffic towards Dwarka and Gurugram. Construction is expected to begin in early 2026.

A proposed metro corridor from HUDA City Centre to Cyber City, with a branch connecting Dwarka Expressway, is also expected to improve connectivity in the region. Spanning 28.5 km, this metro link will provide access to various parts of the city, supporting commuting for residents and professionals.

Stakeholders are optimistic that with property demand rising and infrastructure improving, the area could become one of the key residential locations in the region.
