The case against ADEL Landmarks stems from 74 FIRs and chargesheets filed by Haryana and Delhi police. The company and its promoters are charged with cheating homebuyers by failing to deliver promised flats and units, even after a delay of 12 to 19 years. The real estate company launched several residential group housing projects in Gurugram, Faridabad, and Palwal in Haryana, and collected ₹1,075 crore as advance booking amounts from 4,771 customers across eight projects: Cosmocourt, Cosmocity-I, Cosmocity-III, Skyville, Redwood Residency, Era Green World, Era Divine Court, and ADEL Divine Court. Despite the substantial funds collected, these projects remain incomplete to this day.

According to the ED, the promoters diverted substantial funds collected from homebuyers to their group companies for the purchase of land parcels and other purposes, rather than using the money to complete the housing projects. This diversion of funds has left many aggrieved customers without their promised flats. The company issued cheques for refunds, but many of these cheques were dishonoured for various reasons.

Furthermore, the company unilaterally altered project plans and licensed land areas, reducing the originally proposed land and denying buyers the basic amenities that were initially promised. This has added to the frustration and financial distress of the homebuyers.
