Exotica Housing Invests Rs 500 Crore in Noida's Exotica One32 Commercial Project
New Delhi: Exotica Housing, a prominent real estate firm, is making a significant move in the commercial real estate sector by investing Rs 500 crore in a new project in Noida. The project, named 'Exotica One32', is a 5-acre development located in Sector 132 of Noida, Uttar Pradesh.
In a recent statement, the company announced the launch of Exotica One32, which is strategically positioned on the Noida Expressway. The project has already received all necessary statutory approvals, including registration under the Real Estate (Regulation and Development) Act (RERA).
The investment will be used to develop a state-of-the-art IT and ITES (Information Technology Enabled Services) project, featuring high-end office spaces, integrated retail, and food and beverage (F&B) offerings. Office spaces in the project are currently priced at Rs 13,990 per square foot.
Exotica Housing Managing Director, Dinesh Jain, highlighted the strategic importance of the project. 'This marks our entry into the IT and ITES-focused real estate development sector,' Jain said. 'We have conceived Exotica One32 as an integrated ecosystem designed to support today's workforce, offering an environment that fosters productivity, interaction, and well-being in a sustainable setting.'
The project has been awarded IGBC Gold certification and the company has applied for LEED Platinum certification, underscoring its commitment to sustainability and environmental responsibility.
According to real estate consultant Cushman & Wakefield, the Delhi-NCR region has seen a significant surge in net office leasing, growing by 82% to 10.9 million square feet in 2025 from 6 million square feet in the previous year. This growth highlights the strong demand for prime office spaces in the region.
Exotica Housing has a strong track record in the real estate sector, having delivered over 4,000 residential units across various projects in Delhi, Ghaziabad, Noida, and Greater Noida West. Over the past two decades, the company has successfully developed over 8 million square feet of residential space.
With the launch of Exotica One32, the company aims to capitalize on the growing demand for high-quality commercial spaces in Noida, further solidifying its position in the market.
