Real Estate Pune:Many tenants in India found it particularly disheartening during the Covid-19 pandemic to pay rent every month for accommodations in another city while residing in their hometowns. The transition to remote work prompted many professionals to return to their homes. However, uncertainty about when the pandemic would end and the impracticality of moving all their belongings back home forced people to continue paying rent for accommodations they were not using.
This situation created an opportunity for the self-storage market, allowing tenants to keep their household items, such as furniture, utensils, and luggage, in dedicated spaces while paying less than half of their usual rent. Pune-based Aditya Kale, who owned some warehouses in the city through his firm Imperial Supply Chain Solutions, converted them into self-storage facilities and started renting the space on a shared basis to individual customers.
“Within no time, the Pune facility got populated, and I had a lot of growth opportunities. But rather than going the brick-and-mortar way, we decided to float a new marketplace, which should help the customers to book independent or shared storage spaces as per their geographic and budgetary needs,” he said.
Kale then founded Airattix in 2020, which serves as a marketplace where people can find storage spaces. Initially, they began with self-storage warehouses, but as demand increased, they expanded the platform to include different asset owners, such as residential and commercial properties, which encompass unused basements, outhouses, extra rooms, or some extra space in commercial setups. It became an Airbnb for self-storage.
Today, Airattix has more than 1 million storage spaces listed on its platform, with over 2,000 customers. The platform is operational in major metro cities, such as Delhi, Mumbai, Pune, Gurugram, etc. The company has recently expanded their base to Nepal and also has a presence in Dubai.
Further, it’s not just storage; the platform also lists car park rental spaces as well as travel luggage space for tourists. “We saw that during Covid-19, many people were facing the challenge of parking their four-wheelers in the society they wanted to vacate. The warehouse owners we knew were reluctant to have the vehicles parked inside their premises, so at that time, we introduced a rental solution for car parking. Anybody who has an extra new space can list it on the portal and rent it out. Airattix is a first-of-its-kind storage platform where any customer can not only find a storage space, but he can also avail other offerings such as movers and packers, vehicle storage, and luggage storage for their travel, which are more convenient than cloakrooms in airports and railway stations,” he said.
The luggage storage facilities are spread across the city, where any small store, such as a 24x7 medical store or a corporate office with extra space, can act as a luggage storage host. Airattix already has a collaboration with OYO for this and is present in tourist destinations like Kathmandu, with launches in Goa and Ayodhya upcoming. A customer can also find their luggage drop locations on Google Maps via the Airattix platform.
Explaining the demand for storage space providers, Anand Ramanathan, Partner and Consumer Industry Leader at Deloitte India, said that India is witnessing notable growth in both storage space providers and marketplaces offering organised storage solutions. “The demand is being fuelled by the expansion of quick commerce, D2C brands, omnichannel retailing, and modern convenience stores, particularly in tier II and tier III cities. The self-storage market, valued at $2.1 billion in 2024, is projected to grow at a CAGR of 5.2%, reaching $3.5 billion by 2033, underpinned by urbanisation, shrinking living spaces, and the rise of e-commerce,” he said.
Kale also sees similar demand coming from D2C founders for storing their goods in a dedicated storage space, which is in the vicinity of their office. “Plus, they require the fulfilment solutions, like if the order is coming in through Amazon, Flipkart, Blinkit, or whatever, that order needs to be picked, packed, and delivered. So, we have set up order fulfilment centres across multiple geographies, and we are catering to about 40-plus odd B2C brands as well as franchisee model companies who require order fulfilment solutions. A recent feather in the cap was inDrive—a very well-established taxi aggregation platform. InDrive has booked six storage spaces in various locations through our platform to support their car accessories business,” he said, adding that the company is discussing similar arrangements with Zomato.
The pricing of the storage property is based on a per sq. ft basis and as per the host’s discretion. The website, in the meantime, suggests customers the saleable rate in that area. The pricing is also very transparent and customised. For example, if someone wants to keep their household storage and is unsure how much space they need, Airattix has a tool called AreaPro where it has a list of household items such as a king-size bed, coffee table, and two-door wardrobe for the customer to select. Once they select all the items they want to store, the tool gives you the estimated and likely area size needed to store all your items and the final price. The company also has a patent for the same. It also arranges customer visits to the property.
