Foreign investment in Indian real estate has significantly declined, dropping to just 8 percent of total institutional inflows in Q3 2025, a 68 percent annual decline compared to Q3 2024.
Domestic investments and co-investments were crucial in mitigating the foreign outflow. India-dedicated investments surged to 51 percent, and co-investments increased to 41 percent of total investments.
Commercial assets were the most favoured, accounting for 79 percent of total investments, with a strong 104 percent annual growth.
The residential sector's share dropped to just 11 percent ($192 million), reflecting a sharp 49 percent quarterly decline.
The industrial and warehousing sector, though small at 5 percent share, saw a 168 percent quarterly surge due to growing logistics demand.
