Real Estate News:The peripheries of the Delhi National Capital Region (NCR), once largely overlooked or dismissed as distant and underdeveloped, are now evolving into dynamic, self-sustained satellite towns and becoming the epicentres of luxury living. This transformation is thanks to mega urban infrastructure development and evolving economic conditions.

While Gurugram, Noida, and Ghaziabad have historically dominated the NCR’s real estate scene, a wave of infrastructure upgrades is shifting the spotlight to several new and rapidly booming realty hubs. Areas like the Dwarka Expressway region, sectors along Noida-Greater Noida Expressway, Sohna Road, New Gurugram, the Yamuna Expressway locality, and Southern Peripheral Road (SPR) are now developing into new real estate hotspots.

Experts say that improved amenities, better connectivity, and new infrastructure projects have stimulated rapid urbanisation in these areas, resulting in a surge of new housing projects, retail centres, and business districts. “The burgeoning growth in NCR’s emerging micro-markets, including the Dwarka Expressway, Sohna Road, Noida-Greater Noida Expressway, sectors in the Yamuna Expressway region, and New Gurugram, is a direct result of enhanced infrastructure and a surge in developer activity. This has led to a significant appreciation in property rates across all segments—residential, commercial, and industrial—in these areas,” said Gautam Kanodia, founder of realty firm KREEVA and Kanodia Group.

According to a Cushman & Wakefield report, while Gurugram accounted for around 88 percent of new residential launches in the first nine months of 2024, those were mainly concentrated along relatively newer areas like Dwarka Expressway, New Gurugram, and Sohna Road.

Emergence of New Satellite Urban Centres

According to real estate consultancy Colliers India, rapid infrastructure development is fuelling the growth of satellite towns across the country. These micro-markets are working as an alternative option to cater to the housing needs of the country's growing population. New infrastructure upgrades have established easy connectivity to central business districts from satellite towns.

New Gurgaon and SPR Corridor
Once bare land, these areas are now brimming with integrated townships and multi-storey towers, driven by enhanced connectivity and meticulous urban planning. According to data from real estate analytics firm PropEquity, over the past five years, housing demand along SPR and New Gurugram has skyrocketed, witnessing a sixfold jump. From 2020 to March 2025, the region recorded an absorption of 10,240 units, a steep rise from the 1,535 units sold from 2015 to 2019. Over the last five years, the region saw 14,740 new housing units being launched.

Dwarka Expressway
This corridor has opened up vast tracts of land for residential development, providing seamless access to Delhi and Indira Gandhi International Airport, making it a prime choice for those seeking luxury living with excellent connectivity. PropEquity data showed that as many as 42,816 units were launched along Dwarka Expressway between 2010 and 2024. During this period, the weighted average price of new launches also rose by 397 percent from Rs 3,753 per square foot (psf) in 2010 to Rs 18,668 psf in 2024. Sandeep Chhillar, founder and chairman of Landmark Group, said that what were once barren lands along Dwarka Expressway are now dotted with high-rise residential towers and integrated townships, with unparalleled connectivity to the airport and central Delhi.

Noida-Greater Noida Expressway
Sectors located along the Noida-Greater Noida Expressway have now become hotspots not only for low-density luxury residential real estate but are also playing host to integrated tech and corporate hubs. The upcoming Noida International Airport further solidifies its appeal, attracting a high-net-worth clientele seeking modern, well-connected communities. According to PropEquity data, the average price of newly launched projects along the Noida-Greater Noida expressway rose by 165 percent to Rs 17,428 psf in July 2024 from Rs 6,568 psf in July 2021. However, if computed between July 2023 and July 2024, the average price of newly launched properties along the Noida-Greater Noida Expressway went up by 40 percent.

Yamuna Expressway
While initially known as the gateway to Agra, this corridor has evolved into a hub for integrated living, educational institutions, and future-oriented projects, attracting significant developer and investor interest. According to data from Magicbricks, an online property search platform, by the end of 2024, the average price in sectors around Yamuna Expressway stood at Rs 7,218 psf, up 53 percent from December 2023. Sahil Agarwal, CEO of Nimbus Realty, said that land prices in Jewar, where the new airport is located, and nearby areas have surged by over 50 percent over the past two years, indicating a strong belief in the area's future growth. “Key upcoming infrastructure projects like Noida International Airport, Film City, and high-speed RRTS (regional rapid transit system) connectivity are fostering a dynamic environment that appeals to both businesses and homebuyers,” he said.

Faridabad
According to data from JLL India, 70 percent of Faridabad's new residential launches in the last five years have been specifically aimed at middle-income buyers, with prices ranging from Rs 40-70 lakh. Market trends show that property values in areas like Greater Faridabad have soared by an average of 10 percent annually since 2018. Siddharth Katyal, CEO of Bhumika Group, said that infrastructure projects like the Kundli-Manesar-Palwal Expressway, the upcoming Faridabad-Noida-Ghaziabad Expressway, and Delhi-Mumbai Industrial Corridor (DMIC) have positioned Faridabad as a more desirable option for both homebuyers and investors.
