G Square Acquires Heritage Land in Madurai for Premium Real Estate Project

The real estate developers have acquired land in Madurai for their new premium plotted project, with prices starting from ₹15,990 per sq. ft.

G Square Group, a Chennai-based real estate firm, has purchased a five-acre heritage land parcel in the temple city of Madurai from legacy owners of the TVS Group. The total land parcel is valued at ₹167 crore.

Of the five acres, 1.63 acres is earmarked for residential development, two acres for commercial use, and the remainder is designated for infrastructure and common amenities, as per a company release.

The project includes 55 plots, including 50 residential and 5 commercial units, catering to both end users and long-term investors. Residential plots are priced starting at ₹15,990 per sq. ft., translating to ₹69.64 lakh per cent onwards. Commercial plots start at ₹25,990 per sq. ft., with pricing beginning at ₹1.13 crore per cent, according to the release.

The development has been named G Square Temple View Square (TVS), a premium plotted project in Periyar, Madurai, reflecting the land's historical ties to TV Sundaram Iyengar and the TVS legacy. The land was originally owned by the late TV Sundaram Iyengar, founder of the TVS Family Group of Companies, and is believed to be TVS' first landholding, lending it significant historical and cultural value.

Situated near the Periyar Bus Stand and the Meenakshi Amman Temple, the project benefits from strong urban connectivity and a prime location.

Mr. Bala Ramajayam, Founder and Managing Director of G Square Group, stated that G Square Temple View Square reflects the company's commitment to making homeownership accessible and meaningful for Madurai's expanding middle class. Under his leadership, the group has aimed to live up to their vision of providing accessible and affordable housing to all.

This announcement comes along with the news of another project, the South Crown in Medavakkam. The project’s total acreage is 3.36 acres, and it is situated just 1 km from Velachery-Tambaram Road.

With Mr. Bala Ramajayam steering the ship, G Square Group has won several awards for their achievements in the real-estate sphere. They have been awarded by the Economic Times, Times Business, REISA Awards, South Asian Digital, and News18.

The group currently has several different projects in the pipeline, spanning across different shapes and sizes.
