Real Estate:The Ghaziabad Development Authority (GDA) has decided to fast-track the long-stalled Indirapuram Extension township project, almost two decades after its initial announcement. The project, spread over 230 acres along the Delhi–Meerut Expressway, was stalled due to farmer protests over land acquisition. Now, fueled by a sharp rise in property prices and renewed housing demand, the GDA’s engineering wing has been tasked with finalizing a detailed layout plan.

According to GDA officials, the circle rates in Indirapuram currently average Rs 8,825.7 per sq ft, while market prices have surged by 73 per cent between 2021 and 2025. In 2021, homes sold at Rs 4,400–Rs 5,400 per sq ft; today, they fetch between Rs 8,100 and Rs 9,000 per sq ft. The Authority currently controls 96 acres, has sold 29 acres, and is still working to acquire the remaining 103 acres.

A significant breakthrough came in June, when 24 acres in Kanawni, worth around Rs 800 crore, were freed from decade-old encroachment and earmarked for the scheme. Amendments to the UP Building Bylaws, 2025, now permit higher vertical development with increased Floor Area Ratio (FAR) limits, including an additional 5 per cent FAR for commercial facilities and another 5 per cent for community amenities.

Real estate developers say connectivity improvements from the operational rapid rail and NH-9 to the upcoming flyover and metro expansion have transformed demand in Indirapuram, Siddharth Vihar, and Crossings Republik. These developments have made the area more attractive for both residential and commercial investments, further boosting the property market.

The Indirapuram Extension project is not just about housing; it aims to create a well-rounded community with modern amenities and infrastructure. The GDA’s focus on sustainable development and community engagement is expected to set a new standard for township projects in the region.
