Real Estate News:Godrej Properties, one of India’s leading real estate developers, has made a significant move by acquiring a 30-acre land parcel in South Bengaluru. The company plans to develop a large-scale township project with an estimated revenue potential of around Rs 3,500 crore. This acquisition comes shortly after the company purchased 26 acres in Sarjapur in October for a housing project expected to generate Rs 1,100 crore in revenue.

In a regulatory filing on Thursday, the developer stated that it has added another 3.8 acres to its Bengaluru land bank, unlocking an additional Rs 2,400 crore in revenue potential and 2 million sq ft of development area. With the latest acquisition, the company aims to build a premium, large-scale residential community.

The entire 30-acre township is projected to have a gross development value of Rs 3,500 crore with a total development potential of 3 million sq ft. Godrej Properties noted that “the enhanced potential is largely due to higher FSI permissibility across the entire land parcel, allowing the combined 30 acres holding to be master planned as an integrated group housing development township.”

India’s residential real estate market continues to display remarkable resilience despite global headwinds, geopolitical tensions, and high inflation. According to a recent report by ANAROCK Group, the total value of primary housing market sales across the top seven cities is projected to grow over 19% year-on-year in FY26, surpassing Rs 6.65 lakh crore, even as sales volumes stabilize.

“Our research shows that the overall housing sales value in FY26 may see over 19% Y-o-Y growth across the top seven cities to exceed Rs 6.65 lakh crore. In FY 2025, the total sales value in these cities was about Rs 5.59 lakh crore, while sales volume stood at about 4,22,765 units,” said Prashant Thakur, Executive Director and Head of Research & Advisory, ANAROCK Group.

During the first half of FY26, more than 1.93 lakh housing units were sold across the seven major cities, generating a total sales value exceeding Rs 2.98 lakh crore, already 53% of the entire FY25 sales value, according to the report. However, in Bengaluru, a total of 29,955 units were sold worth Rs 43,627 crore in H1 FY26, against 62,440 units worth Rs 79,819 crore last fiscal.
