Godrej Properties Soars in Hyderabad with ₹2,600-Cr Home Sales in First Year
Godrej Properties, one of India's leading real estate developers, has had an exceptional first year in the Hyderabad market. The company has sold properties worth over ₹2,600 crore, a significant achievement that highlights the robust demand for high-quality residential projects in the city.
In January this year, Godrej Properties made its debut in Hyderabad with the launch of its first project at Kokapet. The success of this initial venture was followed by the launch of a second project in the July-September quarter. Together, these projects have generated substantial sales bookings, indicating a strong market presence.
According to Pirojsha Godrej, Executive Chairperson of Godrej Properties, the company's performance in Hyderabad has been outstanding. 'We launched our first project in Hyderabad during January-March quarter. We launched our second project in July-September quarter. Between these two projects, we have achieved sales bookings of more than ₹2,600 crore in our first calendar year of operation in the city,' he said.
Hyderabad, known for its rapid urbanization and economic growth, presents a significant opportunity for real estate developers. Pirojsha Godrej noted that the city has 'huge growth potential' and that the company plans to expand its business to tap into the strong demand for premium and luxury residential properties.
Godrej Properties has a strong presence in major cities such as the Mumbai Metropolitan Region (MMR), Delhi-NCR, Pune, and Bengaluru. The company's foray into Hyderabad adds to its portfolio of group housing projects in these key markets.
Buoyed by its success in Hyderabad, Godrej Properties is actively seeking more land in the city to develop future projects. Recently, the company won a bid to acquire a 5-acre land parcel in Neopolis, Kokapet, through an e-auction conducted by the Hyderabad Metropolitan Development Authority (HMDA). This land will be used to develop a premium residential project with a saleable area of about 2.5 million sq ft and an estimated revenue potential of ₹4,150 crore.
In August, Godrej Properties also acquired a 7.825-acre land parcel in Kukatpally, Hyderabad. These land acquisitions underscore the company's commitment to expanding its footprint in the city and meeting the growing demand for high-quality housing.
Across all its markets, Godrej Properties has achieved a 13% growth in sales bookings to ₹15,587 crore in the first six months of the current fiscal year, up from ₹13,835 crore in the same period last year. The company is confident of achieving its sales bookings target of ₹32,500 crore for the full fiscal year.
In the 2024-25 fiscal year, Godrej Properties sold properties, primarily housing, worth ₹29,444 crore. With housing markets across major cities witnessing strong demand, the company is launching new projects and acquiring land parcels for future development.
For the current fiscal year, Godrej Properties aims to add ₹30,000 crore of revenue potential through land acquisitions. The company's new business development strategy includes acquiring land outright and entering into joint development agreements (JDAs) with landowners. Additionally, Godrej Properties is exploring opportunities in tier-II and III cities to offer housing plots and expand its market reach.
