Real Estate:In one of the recent high-profile property deals, Shaula Real Estates Private Limited, which is a subsidiary of Godrej Industries, has purchased a luxurious duplex apartment in the Naman Xana project located at Worli Sea Face in Mumbai for Rs 225.76 crore, as per property registration documents accessed by Square Yards.

The apartment has been sold at a rate of Rs 2.45 lakh per square foot on the carpet area (9,214 sq. ft.), which market observers said is currently one of the highest across all residential real markets in India. Market observers also noted that the property is bought by Tanya Dubash, daughter of Godrej Industries chairman Adi Godrej, through Shaula Real Estates Private Limited.

Worli is positioned between major commercial zones such as Lower Parel, Nariman Point, and Bandra-Kurla Complex (BKC) in Mumbai. Worli Sea Face is a prominent sea-facing area of the neighborhood and is often referred to as India’s Billionaire’s Row, home to India’s top billionaires, business tycoons, and celebrities such as Ajay Piramal, Hemendra Kothari, Shreegopal Kabra, Uday Kotak, Leena Gandhi Tewari, among others. Documents showed that the transaction was registered in May 2025. The deal incurred a stamp duty of Rs 13.55 crore and registration charges of Rs 30,000. According to documents, the transaction was a primary sale, and the apartment was purchased from Naman Residency Private Limited and Karp Estate Private Limited. The purchased property is part of Naman Xana, an under-construction luxury residential project by Shree Naman Group. As per RERA, the project is spread over 0.64 acres and is scheduled for completion by 2027. The 40-storied development has been positioned in the ultra-luxury space, with the presence of the Arabian Sea being now complemented by better connectivity through the Coastal Road.

The duplex unit has a carpet area of 9,214 sq. ft. (856 square metre) and a balcony of 1,227 sq. ft. (114 sqm). The total built-up area of the apartment is 11,485 sq. ft. (1,067 sqm). The apartment comes with six car parking spaces. Godrej Industries declined to comment on the development. There was no immediate response available from the seller on the developments.
