Housing sales in the top eight cities have slightly increased to 96,827 units in July-September, showing a marginal rise from the 96,544 units sold in the same period last year.
The supply of new housing units has risen by 3% to 94,419 units in the third quarter of this year, compared to 91,863 units in the same period last year.
The affordable housing segment faces challenges due to a price rally over the past half-decade, which has dampened sales. Despite steady underlying demand, supply in this segment remains constrained.
A two-pronged approach is suggested: encouraging developers to boost supply in the affordable housing segment and improving affordability for end-users.
Chennai saw the most significant increase in housing sales, growing 51% to 5,389 units. Ahmedabad and Pune saw the most significant declines, with sales falling 11% to 8,297 units and 15,950 units, respectively.
