Real Estate News:Hyderabad, Indore, and Bengaluru have emerged as the top three cities with the highest number of residential plot launches between 2022 and May 2025, according to a report by real estate analytics firm PropEquity.

In calendar year 2024 alone, Indore, Chennai, and Hyderabad topped the list, underlining a decisive shift in buyer and developer preference towards plotted developments over apartments.

Fuelled by the dual forces of investor appetite for appreciating assets and developers seeking faster monetization, the plotted development segment has gained remarkable traction post-pandemic. PropEquity’s data reveals that 4.7 lakh residential plots were launched across the top 10 tier I and tier II cities between 2022 and May 2025. Interestingly, tier II cities accounted for 52% of the supply (2.43 lakh plots), highlighting the decentralized growth of India’s housing market.

“Residential plots have become a post-COVID safe haven for buyers and investors alike—offering liquidity, quicker price appreciation, and the freedom to build customised homes,” said Samir Jasuja, Founder and CEO, PropEquity.

Why plots are the new flavour of real estate?

In a real estate market that has traditionally been apartment-heavy, plots are now emerging as the frontrunners, driven by a clear set of advantages:

- Higher investment returns and faster appreciation in land values
- Lower upfront investment for developers compared to high-rise projects
- Quick cash flows due to faster sales cycles
- Flexibility and control for end-users to construct homes as per personal preference

For many homebuyers—especially those looking beyond metros—owning land represents not just a housing solution but an aspirational milestone. With land being a limited resource, it is increasingly seen as a long-term wealth creator, especially in rapidly urbanising pockets.

Key findings:

- Hyderabad, Bengaluru, and Chennai were the only tier I cities among the top 10, jointly contributing 48% (2.25 lakh plots) of the total supply.
- Top 10 cities (2022–May 2025): Hyderabad, Indore, Bengaluru, Chennai, Nagpur, Jaipur, Coimbatore, Mysore, Raipur, and Surat.
- In Jan–May 2025, 45,591 residential plots were launched—36% of CY 2024’s supply, indicating sustained momentum.

Supply-price dynamics

Despite strong demand, residential plot supply in the top 10 cities dipped 23% YoY in 2024 to 1,26,556 plots, after growing 24% YoY in 2023. However, the price of new launches surged 27% YoY in 2024 to ₹3,679 per sq. ft., or ₹33,111 per sq. yard, reflecting robust investor confidence.

Three cities saw an increase in supply in 2024:

- Coimbatore (+40%)
- Chennai (+27%)
- Surat (+2%)

In volume terms, Indore led the supply charts in 2024 with 26,538 plots, followed by Chennai and Hyderabad.

“With a softening in demand for apartments, floors, and villas in early 2025, we expect plotted developments to dominate future launches—especially in southern metros and rising tier II hubs like Indore, Coimbatore, Raipur, and Mysore,” Jasuja noted.

₹2.44 lakh crore market opportunity

PropEquity estimates the cumulative launch value of plots across top 10 cities since 2022 at ₹2.44 lakh crore, underscoring the scale and significance of this trend.
