Real Estate Pune:Hyderabad: The rental real estate market in Hyderabad has witnessed a substantial spike in house rents, particularly in the areas of Gachibowli and HITECH City. Over the past five years, the increase has been more than 50 percent in these two key micro-markets.

According to a report by real estate consulting firm Anarock, across 14 key micro-markets, capital values have risen by 24-139 percent and rental prices have climbed by 32-81 percent between the end of 2021 and Q2 2025. While Hyderabad has seen significant growth in house rents in Gachibowli and HITECH City, Sector-150 in Noida has experienced the highest surge, with a 139 percent increase in capital values and a 71 percent rise in rental prices. This growth is attributed to the development of planned township projects and high investor demand.

“Markets with new metro lines, expressways, or proximity to airports consistently outperformed, showing that connectivity and job opportunities drive both price and rent growth,” the report added.
