Real Estate Maharashtra:Even as the Indore Municipal Corporation (IMC) grapples with a severe financial crunch, the Indore Development Authority (IDA) has taken the lead, registering a record-breaking revenue of Rs 580 crore from property sales in just the first four months of the current financial year.

While the IMC is struggling to pay contractors Rs 700–800 crore and unable to attract new tenders, the IDA is driving major development projects across the city. It currently holds property assets worth over Rs 11,000 crore, with tenders worth Rs 600 crore already floated for land and flats.

Thanks to efficient management, the IDA has sold a significant number of residential, commercial, educational, and PSP (public and semi-public use) properties between April 1 and July 31, 2025. During this period, while it spent Rs 131.56 crore on development works, its income from asset sales was over four times that amount.

IDA CEO RP Ahirwar has been praised for his leadership by principal secretary Sanjay Dubey and Chief Minister Mohan Yadav, who publicly lauded the authority’s recent achievements. The ongoing boom in the real estate sector has further boosted the authority’s performance, with properties selling at a rapid pace.

With eight months still remaining in the financial year, IDA is well-positioned to achieve even higher earnings, potentially setting an all-time revenue record.

IDA’s current portfolio includes:
- 817 residential plots
- 428 commercial plots
- 12 educational plots
- 30 PSP plots
- Over 1,500 ready-to-move 1, 2, and 3 BHK flats
- 126 commercial shops
- Total of 3,073 properties available for sale

Several new TPS (Town Planning Scheme) projects have also been announced, and their assets are yet to be added to this inventory.

Green light for Bada Ganpati flyover: Relief may soon be in sight for commuters stuck in daily traffic snarls near Bada Ganpati, as the Indore Development Authority (IDA) moves forward with a Rs 23.45 crore flyover project aimed at decongesting one of the city’s busiest intersections.

The flyover, long demanded by residents and shopkeepers of the area, will be funded by the IDA, while the Indore Municipal Corporation (IMC) will take charge of relocating the underground utility lines that currently obstruct construction.

A key part of the preparatory work involves shifting old drainage and Narmada water pipelines that run beneath the proposed flyover corridor. The IMC’s plan for this has been approved by the Mayor-in-Council (MIC), and tenders worth Rs 8.60 crore have now been floated.

As per officials, the IDA has already deposited Rs 3 crore into the IMC’s treasury for the initial phase. The remaining funds will be released in stages as the work progresses.

This is an important project for central Indore. Traffic bottlenecks around Bada Ganpati and Jinsi have only worsened in recent years. With the flyover, movement toward Malharganj, MG Road, and Rajwada will become smoother, said an IMC official.

Old pipelines, new paths: The first phase involves extensive road digging across key localities — including Kandilpura, Jinsi, and Bada Ganpati — to relocate decades-old underground drainage systems. Only once this is completed will IDA begin flyover construction. Officials estimate the entire relocation and construction process will take around eight months.
