Indian REITs Distribute Rs. 1559 Crore to Unitholders in Q1 FY26

The Indian REITs Association (IRA) reports that four publicly listed Real Estate Investment Trusts (REITs) in India have distributed Rs. 1559 crore to over 2.70 lakh unitholders in the first quarter of the current financial year, marking a 13% increase from the previous year.

Real Estate:According to recent data released by the Indian REITs Association (IRA), four publicly listed Real Estate Investment Trusts (REITs) in India have collectively distributed dividend (rent) of Rs. 1559 crore to over 2.70 lakh unitholders in the first quarter of the current financial year.

This is an increase of over 13% compared to Rs. 1371 crore distributed in Q1 FY25. The robust growth in distributions underscores the growing importance and stability of REITs in India’s capital markets.

Currently, the four publicly listed REITs in India are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust. These REITs manage a portfolio spanning more than 129 million square feet of Grade A office and retail space across the country.

Since their inception, these REITs have cumulatively distributed over Rs. 24,300 crores to unitholders, solidifying their position as a reliable investment option in the Indian real estate sector. The consistent growth in quarterly distributions to REIT unitholders highlights the high quality of underlying assets, the strength of rental collections, and the disciplined capital management by REIT managers.

Alok Aggarwal, Managing Director & CEO of Brookfield India Real Estate Trust and Chairman of the Indian REITs Association, said, “This rise in quarterly distribution marks a strong start to the fiscal year and reflects Indian REITs' continued commitment to delivering regular and stable cash flows to unitholders. The consistent growth in quarterly distributions to REIT unitholders highlights the exceptional quality of underlying assets, strength of rental collections, and disciplined capital management by REIT managers.”

As of Q4 FY25, the total AUM (Assets Under Management) of the Indian REIT market stands at approximately Rs. 1.63 lakh crore. This significant growth in AUM and distributions indicates a positive trend in the Indian REIT sector, making it an attractive investment avenue for both domestic and international investors.
