REITs (Real Estate Investment Trusts) and InvITs (Infrastructure Investment Trusts) are investment vehicles that allow investors to earn a share of the income produced by real estate and infrastructure assets, respectively, without directly purchasing the properties or assets.
As of the latest reports, the combined AUM of REITs and InvITs in India has crossed Rs 9 lakh crore.
There are currently five listed REITs and five publicly listed InvITs in India, with 23 InvITs privately listed.
The projected AUM for REITs and InvITs in India by 2030 is Rs 25 lakh crore, with REITs expected to reach Rs 4 lakh crore and InvITs expected to reach Rs 21 lakh crore.
REITs are required to distribute at least 90% of their net distributable cash flows to unitholders, while InvITs also have similar distribution requirements to ensure regular income for investors.
