IndoSpace, India’s largest investor, developer, and manager of industrial and logistics real estate, has announced a significant investment of $57 million to develop a 66-acre logistics park in Bhiwandi, Maharashtra. Bhiwandi is one of the key warehousing hubs in the Mumbai Metropolitan Region (MMR), known for its strategic connectivity to major cities and highways.

The new logistics park will add to IndoSpace’s extensive portfolio, which already includes over 52 grade-A parks across 11 cities. The company has already invested $330 million in Maharashtra, and the Bhiwandi park will further enhance its infrastructure and logistics capabilities in the state.

Phase-wise operations for the new park are expected to commence within the current financial year. The Managing Director and CEO of IndoSpace highlighted the significance of this investment, stating, “The launch of our Bhiwandi park underscores IndoSpace’s commitment to expanding India’s supply chain backbone. As the country witnesses shifts in consumption, manufacturing, and global trade linkages, the availability of reliable logistics infrastructure is crucial. Our approach is centered on building facilities that combine operational efficiency with long-term sustainability, aligning with the broader imperatives of India’s economic growth.”

The logistics park has a development potential of over 1.7 million square feet (msf) and will cater to various sectors, including e-commerce, third-party logistics, fast-moving consumer goods (FMCG), automotive, and electronics. The project will feature ready-to-move-in facilities as well as build-to-suit (BTS) options, along with green spaces and infrastructure designed to meet environmental, social, and governance (ESG) standards.

Bhiwandi’s strategic location, with its connectivity to Mumbai, Thane, Pune, and the Mumbai-Nagpur Samruddhi Expressway, makes it a preferred destination for warehousing. The warehousing sector in India has been experiencing a significant upswing, with Mumbai leading leasing activity in the first half of 2025. According to Cushman & Wakefield, Mumbai accounted for 23% of all-India leasing, with a growth of 131.3% year-on-year, totaling 7.0 msf.

This investment by IndoSpace is expected to bolster the logistics and warehousing infrastructure in Bhiwandi, further supporting the region’s economic growth and development.
